• Expérience avérée en tant que Directeur Commercial, Responsable Commercial ou Senior QS dans la construction résidentielle.
• Maîtrise des contrats JCT et des modèles de livraison résidentielle D&B.
• Expérience avec les associations de logement ou le cadre RP est très souhaitable.

Your new role

Our client is seeking a dynamic and experienced Commercial Director to lead and grow the commercial function from their Warrington head office. As a key member of the senior leadership team, you will have full responsibility for overseeing commercial strategy, cost management, risk mitigation, and procurement across multiple residential developments. This is a pivotal role with the autonomy to shape the commercial direction of the business while mentoring and developing a high-performing team.

Responsibilities will include:

• Leading the commercial team across all pre- and post-contract activities
  
• Driving commercial governance, budgeting, forecasting, and contract negotiations
  
• Providing strategic input on land viability, tendering, and supply chain management
  
• Ensuring projects are commercially viable from acquisition through to delivery
  
• Managing relationships with funders, housing associations, subcontractors, and key stakeholders
  
• Supporting the development of new business opportunities and partnerships
  
• Overseeing CVRs, commercial reporting, and ensuring alignment with the company's financial objectives
  
• Recruiting, mentoring, and developing commercial staff to support growth plans
  

What you will need to succeed:

• Proven track record as a Commercial Director, Commercial Manager, or Senior QS within residential construction or property development
  
• Strong understanding of JCT contracts and residential D&B delivery models
  
• Strategic mindset with hands-on experience of managing cost, contracts, and procurement
  
• Excellent commercial acumen and leadership skills
  
• Experience working with housing associations, RP frameworks, or affordable housing is highly desirable
  
• Degree qualified in Quantity Surveying, Commercial Management or equivalent
  
• Strong communication and influencing skills at board level
