The purpose of the role is to develop and implement commercial strategies according to company guidelines and goals while inputting into land appraisals for potential new developments. The role has overall responsibility for the management and performance of the commercial and buying functions.

What is the role?

We are looking for an experienced Commercial Director to join the Commercial Team. This role reports to the Managing Director.

The purpose of the role is to develop and implement commercial strategies according to company guidelines and goals while inputting into land appraisals for potential new developments. The role has overall responsibility for the management and performance of the commercial and buying functions.

What you'll do as a Commercial Director
  • Manage, report and cost control all contracts associated with developments across the remit of the Operating Company, including implementing cost saving solutions, to ensure Group set budgets are not exceeded, allowing maximum company profits.
  • Contribute towards land appraisals and the tender process to ensure the commercial viability of any future developments.
  • Provide accurate and timely management information on a regular basis to enable the formulation of the appropriate strategy and aid decision making in line with the objectives of the Operating Company.
  • Manage the team effectively, including setting clear objectives, conducting professional development reviews, coaching and training to ensure employees achieve both their full potential and company targets.
  • Establish and maintain long-term relationships with current and prospective clients in order to keep business growth opportunities in the pipeline, with the goal of increasing the financial and commercial position of the company.
  • Conduct regular market research and analysis of the external environment to develop business plans for commercial opportunities and allow prompt appropriate response to external influences e.g. changing government policy, Brexit.
  • Advocate the Group Health, Safety and Environment Policy while ensuring compliance throughout the team to ensure health and safety standards are met.
What experience do I need?
  • Previous experience within the housebuilding industry is essential
  • Experienced in ownership of financial models
  • Strong understanding of legislation and the construction market
  • Experience renegotiating large scale, high value and complex contracts
  • Extensive commercial experience
  • Excellent communication skills, both written and verbal
