Commercial Director

We have an exciting opportunity for a Commercial Director to join our team within Vistry South Central Midlands, at our Coleshill office. As our Commercial Director, you will direct and lead the commercial strategy of the Business Unit whilst inspiring and motivating the commercial team to generate profit. You will have overall responsibility for the regional Surveying, Buying, and Estimating teams, leading, coaching, and developing them to meet departmental targets and achieve success. Additionally, you will develop, review, and implement the Company’s strategic commercial objectives, ensuring accurate financial cost control, budgeting, and forecasting.

Key Responsibilities

1. Define and lead a commercial strategy balancing risk and opportunity for income generation.
2. Manage relationships with subcontractors and third parties, negotiating contracts and making recommendations.
3. Conduct market research to anticipate future developments and create detailed business plans.
4. Oversee governance of the Commercial team, ensuring accountability and proper reporting.
5. Ensure contracts are fulfilled and profit targets are met.
6. Oversee land purchase budgets, project completion analysis, and construction surveying duties.
7. Monitor budgets and cashflows, ensuring delivery against financial targets.
8. Advise the team on technical solutions, buildability, and costs at the design stage.
9. Prepare KPI and reporting information for senior management and board meetings.
10. Embed a commercial approach across the department, developing standards and contracts.
11. Collaborate with stakeholders within the business, managing risks and supporting land bid submissions.
12. Build and maintain relationships with key partners and external bodies.
13. Market the organisation’s capabilities and ensure legal and procedural compliance.
14. Support the performance and development of the Commercial team.
