Are you a commercially astute leader with a deep understanding of the fit-out and refurbishment sector? Do you thrive on building high-performing teams, shaping strategy, and driving sustainable growth? We are seeking a dynamic Commercial Director to join the senior leadership team of a well-established and award-winning principal contractor delivering high-quality projects across the UK.

The Opportunity

Our client is a leading force in the delivery of industrial, commercial, and educational refurbishment and fit-out schemes. With a strong reputation for quality, reliability, and client satisfaction, the company is now entering an exciting new phase of growth and is looking for a strategic Commercial Director to lead and elevate its commercial function.

As Commercial Director, you will take charge of the commercial strategy and execution, overseeing contracts valued at £1m+, and ensuring projects are delivered profitably, compliantly, and efficiently. Reporting directly to the board, you ll work in close collaboration with Finance and Operations leaders to align commercial activities with business goals.

Key Responsibilities

  • Strategic Leadership: Define and implement a robust commercial strategy aligned with the business s growth plans.

  • Project & Financial Oversight: Lead on cost control, budgeting, forecasting, and margin performance across all high-value projects.

  • Contractual Excellence: Manage contract negotiation and administration, overseeing risk mitigation and dispute resolution.

  • Departmental Leadership: Establish and lead the Commercial Department, fostering a culture of excellence, integrity, and collaboration.

  • Policies & Risk Management: Develop commercial policies and risk protocols that support operational success and long-term sustainability.

  • Stakeholder Engagement: Act as a key interface with internal and external stakeholders, including clients, subcontractors, and suppliers.

What You ll Bring

  • Proven Expertise: 10+ years of experience in commercial management within construction, particularly in refurbishment or fit-out environments.

  • Contractual Knowledge: Deep understanding of JCT and NEC3/4 contracts and the full commercial lifecycle from tender to final account.

  • Leadership & Vision: A strong background in building and mentoring commercial teams, with the foresight to drive strategic change.

  • Financial Acumen: Skilled in cost/value reporting, budget planning, procurement, and delivering against commercial KPIs.

  • Qualifications: A degree in Quantity Surveying, Construction Management, or related field. RICS/CIOB membership is highly desirable.
