Job Summary

Macdonald & Company are delighted to be working with an established Property Investment Company that owns and manages a substantial commercial and residential portfolio across Central London and selected regions throughout England, Scotland, and Wales. The Residential Administrator role is a varied position within a small but growing residential team, responsible for managing approximately 500 tenancies across London.

Primary responsibilities include:

  1. Drafting Assured Shorthold Tenancy Agreements accurately.
  2. Issuing rent increases for Regulated Tenancies.
  3. Issuing rent increases for the Assured portfolio via Section 13.
  4. Collating tenant references for new lettings as required.
  5. Protecting residential deposits promptly.
  6. Handling tenancy deposit returns, negotiating deductions if necessary, and ensuring timely refund of deposits.
  7. Issuing rent credits/debits when required.
  8. Instructing gas safety certificates and arranging for any related works.
  9. Liaising with external agents to ensure lettings are fully executed.
  10. Managing check-in and check-out schedules.
  11. Ensuring compliance with EPC requirements for the residential portfolio.
  12. Handling council tax enquiries.
  13. Commissioning maintenance and repair work, liaising with tenants and contractors.
  14. Supporting team colleagues with administrative tasks as needed.

About You:

  1. Relevant administrative or competence-based qualification.
  2. At least 2 years of residential property experience in a property or administrative role.
  3. High attention to detail.
  4. Confident communicator.
  5. Ability to multitask, organise, and prioritize workload effectively.
