Job summary

Capstone Recruitment UK is seeking a Commercial Manager to join its Construction and Projects team in the UK. You will provide commercial leadership across capital projects, supporting successful delivery through robust cost management, estimating and contract administration.

The role requires collaboration with internal stakeholders, project teams and external supply chain partners to manage costs from inception to practical completion and to drive commercial performance and risk management.

Qualifications

• 5–8 years’ experience in a Quantity Surveying or commercial management role
• Experience in client-side, contractor or consultancy environments
• Proven experience in commercial management of capital projects and refurbishment works
• Strong knowledge of commercial management processes, procurement and contract administration
• Ability to manage project costs from inception through to practical completion
• Strong negotiation, influencing and stakeholder engagement skills
• Full UK driving licence and willingness to travel across the UK
• Knowledge of sustainability and net-zero practices in construction
• Accreditation with RICS or CIOB, or working towards qualification

Responsibilities

• Provide initial cost advice and detailed cost plans to support project opportunities
• Manage project cost plans and risks from inception through to practical completion
• Maintain commercial responsibility for on-site schemes including valuations and cost reporting
• Support estimating, benchmarking, inflation forecasting, budgeting and commercial reporting
• Oversee tender documentation and manage contractor frameworks and supply chain relationships
• Assist with procurement of main contractors and supply chain partners
• Negotiate and oversee contracts, retentions, bonds and warranties
• Agree final accounts in line with governance
• Support cost benchmarking and commercial performance analysis
• Assist with legacy issues, defects and claims
• Support wider business initiatives including net-zero and diversity
