Job summary

Abbeyfield Living Society is seeking a dedicated Maintenance Operative for the Bradbury House site. This part-time permanent role covers 10.5 hours per week (Tue & Thu, 10:00–15:15).

The operative will perform routine repairs, checks, and small works to keep buildings in good repair, liaising with Asset Management as needed. The successful candidate should have DIY skills, reliable teamwork, and an empathetic approach to supporting older residents.

• Possess general DIY skills / experience.
• Ability to think outside of the box, and to exercise initiative.
• Demonstrate an empathy and understanding of the needs of older people.

Responsibilities

• Provide first response to all repairs to identify the fault and repair or refer to Asset Management/nominated contractor.
• Carry out day to day operational repairs and maintenance of the building, its fixtures and fittings and its equipment, including painting and decoration to rented flats as they become void.
• Complete checks of all specified equipment (plant and other) on a regular basis.
• Routine testing within policy and procedure for fire checks and health & safety policies.
• Check all lighting, inside and outside the scheme to ensure lights are operational and a VFM service is provided; replace bulbs and report faults.
• Carry out minor repairs in tenanted flats and leasehold flats where required (e.g. replace light bulbs, hang pictures/mirrors).
• Place orders for repair and maintenance material, tools and related goods.
• Ensure all relevant paperwork and SOPs are up to date.
