Job Title: Business Development Manager – Commercial Banking (Property Lending Focus)

As part of our continued expansion, we are seeking a commercially astute and connected Business Development Relationship Manager to grow our external client lending portfolio.

Role Summary:

This is a client-facing, business development role focused on sourcing, structuring, and managing commercial property lending solutions for external clients. You will be responsible for building relationships with property developers, investors, and business owners seeking finance, acting as a trusted advisor and intermediary between clients and a wide network of lenders. Your expertise will drive lending growth and strengthen our position as a leading facilitator in the commercial property finance space.

Key Responsibilities of the Business Development Manager:

  • Identify and engage with external clients seeking commercial property and development finance.
  • Build and manage a strong pipeline of lending opportunities, from initial enquiry through to drawdown.
  • Match clients with suitable finance solutions including investment loans, development funding, bridging finance, and structured debt.
  • Develop relationships with a broad panel of banks, specialist lenders, and alternative finance providers.
  • Advise clients on lending strategies, loan structuring, and market conditions.
  • Lead negotiations to secure competitive terms and optimal outcomes for all parties.
  • Maintain a high standard of due diligence and risk assessment in line with regulatory and lender requirements.
  • Represent the business at industry events, conferences, and local market forums to generate leads and raise profile.
  • Stay informed on market trends, lending appetite, and sector developments to provide up-to-date client guidance.

Key Requirements of the Business Development Manager:

  • Proven track record in business development or relationship management within commercial banking, property lending, or specialist finance.
  • Strong network of property professionals and commercial borrowers in Scotland and/or wider UK markets.
  • In-depth knowledge of commercial and residential lending products and processes.
  • Excellent communication, influencing, and deal-closing skills.
  • Highly organised, proactive, and commercially focused.
  • Ability to manage multiple transactions and relationships simultaneously.
  • Confident operating both independently and as part of a collaborative, high-performing team.
  • Experience working with or for lenders, brokers, or property finance intermediaries.
  • Understanding of property development lifecycles and associated financial structures.
