We are seeking to recruit a full-time Building Surveyor to join our team.

Working predominantly in the Landed Estate sector and principally in West Cheshire, North Shropshire and North Wales, you will be responsible for the delivery of the repair and maintenance of a mixed range of residential, agricultural and commercial buildings, including historic and listed properties and other key heritage assets. You will supervise and lead a team of contractors dealing with day-to-day works, emergencies, annual maintenance and statutory compliance as well as managing renovation and development projects of varying scale and value.

This role will require you to:

Respond to requests for repair work to buildings, diagnose building faults and propose cost-effective solutions in line with budgetary controls.

Undertake condition surveys and dilapidation schedules in respect of client-owned buildings as well as relevant safety inspections to buildings, preparing written reports.

Procure and manage contractors to undertake works on behalf of the client and undertake contract management duties from inception through to completion with on-site monitoring of contractors performance both in terms of Health and Safety and quality control, checking invoices, work sheets and authorising payment to contractors.

Ensure the clients properties and assets comply with relevant legislation and maintenance and testing regimes and maintain all records of servicing and maintenance.

Undertake designated duties under CDM regulations as appropriate.

Assist with budget preparation and monitoring of expenditure in respect of maintenance and repair work to client buildings.

Liaise with and manage specialist consultants relating to new and existing building fabrics.

Lead on the specification and tender documents in respect of maintenance and repair work to client property.

Liaise with utility suppliers for new and existing installations, process documentation for the installation of new supplies and provide a prompt response to supply interruptions.

We are looking to recruit a person with the following attributes:

  • Degree level qualification (or equivalent) in either Building Surveying or Construction Management
  • Significant experience in undertaking the delivery of projects and in managing a team of contractors
  • Working knowledge of building regulations and planning requirements
  • Experience of preparing and working to budgets
  • Strong communication skills (both written and verbal)
  • Strong numerical analysis and analytical thinking
  • Strong interpersonal skills and a client focused attitude
  • Creative approach to problem solving
  • Patience and the ability to work under pressure
  • The ability to use your initiative
  • Teamwork and motivation skills
  • Full driving licence
  • Membership of an appropriate professional body
  • Experience of working with historic and listed property and/or in Rural Estate Management
  • Knowledge of Rent Smart Wales / Welsh Government Legislation.
