Job summary

North Tyneside Council is seeking an experienced Building Services Surveyor to join the Place and Economy Directorate. This role maintains, improves, and develops a diverse property portfolio, ensuring buildings are safe, compliant, sustainable, and fit for purpose across corporate, educational, community, and operational sites.

You will survey and inspect buildings, support planned maintenance, capital projects, and energy efficiency initiatives, with opportunities across multiple sites.

Qualifications

  • Degree or equivalent qualification in Building Services Engineering, Mechanical / Electrical Design, Construction, or a related discipline.
  • Full UK driving licence and ability to travel across sites as required.
  • Experience in building services, property maintenance and building surveying within a public or private sector environment.
  • Knowledge of building construction, maintenance practices, and statutory compliance requirements.
  • Experience of managing projects from inception through to completion.
  • Good communication and stakeholder management skills.
  • The ability to prepare technical reports, specifications and contract documentation.
  • A proactive and solution-focused approach to problem solving.

Responsibilities

  • Contribute to planned and reactive maintenance projects.
  • Prepare specifications, schedules of work, cost estimates, and tender documentation.
  • Monitor project delivery, programmes, and contractor performance.
  • Ensure compliance with relevant legislation, regulations, and health and safety requirements.
  • Provide technical advice and professional support to stakeholders, service managers, and project teams.
  • Assist in the development and implementation of asset management strategies.
  • Support energy efficiency, sustainability, and carbon reduction initiatives across the property portfolio.

About the Role

We are seeking an experienced and motivated Building Services Surveyor to join our Building Surveying team. This is an exciting opportunity to play a key role in the maintenance, improvement, and development of a diverse property portfolio, ensuring that our buildings remain safe, compliant, sustainable, and fit for purpose.

Working across a range of corporate, educational, community, and operational buildings, you will provide professional building services expertise, supporting the delivery of planned maintenance programmes, capital projects, condition surveys, and statutory compliance requirements.

Key Responsibilities
  • Undertake surveys and inspections of buildings, identifying maintenance requirements and preparing condition reports for life cycle investment plans.
  • Contribute to planned and reactive maintenance projects.
  • Prepare specifications, schedules of work, cost estimates, and tender documentation.

About You

We are looking for someone who can demonstrate:

  • Experience in building services (mechanical and/or electrical), property maintenance, building surveying within a public or private sector environment.
  • Knowledge of building construction, maintenance practices, and statutory compliance requirements.
  • Experience of managing projects from inception through to completion.
  • Good communication and stakeholder management skills.
  • The ability to prepare technical reports, specifications, and contract documentation.
  • A proactive and solution-focused approach to problem solving.
Essential Requirements
  • Degree or equivalent qualification in Building Services Engineering, Mechanical / Electrical Design, Construction, or a related discipline.
  • Full UK driving licence and ability to travel across sites as required.
Desired Requirements
  • Membership of a relevant professional body (RICS, CIOB, CIBSE or equivalent), or working towards professional accreditation.
