Job description

Location: Stratford, Ontario, Canada

Wage Type: Salary + Apartment

Job Type: Full-Time

Schedule: Sunday to Thursday + On-Call Availability required

Job Overview:

The Building Operator supports the daily operations of assigned apartment buildings by performing general maintenance, administrative tasks, cleaning, and providing exceptional customer service to tenants.

Key Responsibilities:
  1. Schedule regular inspections of common areas (interior and exterior), monitor contractor activities, document irregularities (damage and deficiencies), and initiate corrective actions, including maintenance work orders.
  2. Perform timely maintenance in occupied units (minor plumbing, electrical, carpentry), address tenant requests, clean and repair vacant or turnover units, and respond promptly to maintenance and emergency requests, including after-hours situations. Keep storage and boiler rooms clean, shovel and salt walkways, and manage garbage.
  3. Ensure all preventative maintenance is completed, including annual inspections of fire and life safety systems (fire panels, sprinklers, etc.), HVAC maintenance, and annual backflow testing. Obtain documentation for record keeping.
  4. Assist with preparing the annual budget, including inspections and deficiency reports. Review and verify invoices, service contracts, and purchase orders to ensure cost efficiency. Monitor expenses to stay within budget.
Qualifications:
  1. Relevant post-secondary education and a minimum of three (3) years’ experience in HVAC equipment, BAS, and FAS in Class A residential complexes.
  2. Valid driver’s license with a satisfactory driving record and automobile insurance.
  3. Computer skills (Word, Excel, email/web).
  4. Ability to lift 50 lbs, bend, push, pull, and navigate stairs.
