Job description

We are looking for an experienced Building Manager, with knowledge of high–rise developments and the necessary qualifications, to take on a 300+ unit site.

Salary: GBP45,000 – GBP50,000 (dependent on experience/qualifications)

Hours: Mon–Fri,

Responsibilities
  • Staff Supervision: Ensure the duties of all staff are carried out in accordance with their specific job descriptions and contracts of employment to a satisfactory standard. To ensure the correct behaviour of all staff, implementing the relevant training, ensuring the staff are wearing the appropriate uniform and to report any misconduct directly to the managing agents. Instigate the appropriate disciplinary action in consultation as appropriate.
  • Contractors: To ensure that all cleaning of the communal areas is carried out in accordance with the terms of reference. To ensure that all contractors employed complete jobs to a satisfactory manner, to standards and within timescales specified by either the building manager, freeholders or managing agents.
  • Plant & Machinery: Ensure that the maintenance schedules are adhered to; that operational checks are carried out and recorded; that contractors respond to call–outs in accordance with the terms of the contract.
  • General: Ensure that contractors comply with requirements regarding; Health & Safety, Parking, Disposal of Refuse, Limitation of working hours.
  • Health & Safety: To ensure that all site specific Health and Safety requirements are adhered to e.g. maintain an approved Accident Book, ensuring all incidents are reported and investigated as appropriate.
  • Fire Prevention: Carry out ongoing reviews of fire prevention matters and ensure that staff, contractors and residents comply with the requirements under current legislation/local by–laws. To carry out checks of fire appliances on a weekly basis, to include alarm checks to ensure all zones are covered every thirteen weeks. To carry out staff fire training every six months and to keep up–to–date records. To ensure that all fire doors are kept closed and fire escapes and exits clear at all times.
  • Traffic Management: Ensure that all car parking spaces within the car park are regularly patrolled to ensure residents, visitors and contractors park in the spaces allocated to them. To maintain a register of all vehicles parked on site and to issue permits to all of the above mentioned.
  • Cleanliness: Ensure that all staff adhere to a high standard of personal and work–place cleanliness.
  • Meetings: To attend all meetings as required by the Managing Agent. To chair regular staff meetings to ensure good lines of communication.
  • Customer Relations: To maintain good customer relations at all times, deal with complaints and subsequent action. Ensure that the highest levels of customer care and service are maintained at all times. Bring to the attention of residents any breaches of in–house rules.
  • Stock Levels: maintain stock of such items as stationery, cleaning materials, light bulbs etc.
  • Deliveries: Ensure that mail is delivered to post boxes but where this is not possible to hold these items securely until such time that residents can collect them. Maintain a secure method of notification and control of all such items.
  • Key Control: Maintain a key control system to ensure the safekeeping of both resident's and building keys at all times; to ensure that key disclaimer forms are completed prior to the release of keys to a third party.
  • Office Administration: Ensure that records are kept of all residents, apartments and registered vehicles kept at the site. Ensure that records are kept on all security, Health and Safety, Daily/Weekly/Monthly/Yearly inspections, together with all maintenance schedules.
  • Managing Agents: maintain contact with Managing Agent to advise them of all relevant issues, particularly: all emergencies, all breaches of the lease, all serious defects, any matter likely to be the subject of formal complaints, all breaches of discipline by members of staff, breaches of contract by any contractor.
  • Inspections: To ensure that regular inspections are made of the building to check maintenance, security, Health and Safety issues etc.
  • Concierge office: To ensure that the concierge office remains staffed at all usual working hours, Monday to Friday.
  • Leak Tracing: Role requires liaising with residents/owners to enter apartments and undertake basic inspections/investigations to assist with the tracing of leaks. This also requires monitoring the drying out process within flats with use of damp meter to ensure that leaks are fully resolved or require further investigation.
  • Insurance Claims Management: Role requires ongoing management with the MLM claims team/residents/owners of insurance claims as a result of leaks.
