A leading residential property management company is seeking an experienced Building Manager to oversee a designated property. This hands-on role involves managing health & safety, budgets, and resident communications, providing an opportunity to build strong relationships and ensure high standards of living.
A great opportunity has arisen for an experienced Building Manager to join a leading residential property management company. This is a varied, hands–on role where you will take full ownership of a designated building, acting as the key point of contact for residents, contractors, and the client.
You will ensure the building is managed to the highest standards, covering everything from health & safety compliance and maintenance coordination to budget management, lease enforcement, and resident communication. In larger developments, you may also be responsible for managing and mentoring an assistant.
This role would suit someone highly organised, proactive, and confident in managing both the technical and customer–facing aspects of modern residential buildings.
Key Responsibilities:Property Management & ComplianceCarry out regular site inspections and maintain comprehensive reports.
Ensure compliance with health & safety regulations, risk assessments, and fire door checks.
Manage maintenance schedules, inspections, and contractor performance.
Coordinate cleaning, lighting, plant, and equipment upkeep.
Oversee refuse collection, car park management, and any communal facilities.
Maintain and monitor building management systems and external features.
Prepare and manage service charge budgets with clients.
Support client accountants with year–end financial reporting and audit packs.
Liaise with credit control on arrears and service charge collection.
Obtain client approval for works over agreed cost thresholds.
Ensure appropriate building and liability insurance is in place.
Handle insurance claims with support from internal departments.
Attend tribunal or court hearings where required to support clients.
Act as the primary liaison for client queries and resident concerns.
Arrange and attend resident and client meetings, sometimes outside standard working hours.
Circulate meeting notes and ensure follow–up actions are completed.
Manage lease breaches, neighbour disputes, and property–related complaints.
Procure and manage external contractors and site staff.
Ensure all contractors meet insurance, health & safety, and performance standards.
Coordinate specifications for major works projects and liaise with surveyors.
Mentor junior staff where applicable.
Complete mandatory training and remain up to date with industry best practice.
Operate in line with ARMA, RICS, and FCA guidelines.
We're looking for someone who is:
Experienced in residential property or block management (PRS/Build to Rent experience ideal)
Knowledgeable in leasehold law, health & safety compliance, and service charge management
Skilled at dealing with residents, clients, and contractors in a professional and proactive manner
Confident in using property management systems and Microsoft Office
Organised, detail–oriented, and capable of handling a varied workload
Ideally holding or working toward a relevant qualification (e.g. IRPM, IOSH, RICS)
A varied, autonomous role with a reputable property management company
