Job Description:
We are recruiting on behalf of our client for a Residential Building Manager. The ideal candidate must have previous experience working within the Residential sector. This is an exciting opportunity to work directly for one of London's leading residential developers. The apartments are located in a prestigious area of London. The role involves managing two buildings, supervising staff, contractors, cleaners, and front-of-house team members. You will oversee residents and ensure effective property management, working alongside the Estates Management Team.

Main Responsibilities:
- Oversee facilities management of two residential buildings, ensuring maintenance, compliance, and efficient operation.
- Maintain excellent communication and customer service with residents.
- Participate in residents' meetings to keep them informed.
- Maintain landlord/tenant relationships and ensure service standards are met according to leases.
- Ensure good communication with tenants regarding daily operations and facilities.
- Manage budgets and understand legislative requirements within affordable housing.
- Collaborate with Facilities Manager, Concierge Manager, and cleaning staff, including recruitment, training, and performance monitoring.
- Oversee staff pay, benefits, disciplinary actions, and manage night shifts for staff contact and audits.
- Review expenditure, manage accounts, set service charges, and conduct monthly budget reviews.
- Maintain positive relationships with the public using the facilities.
- Define cleaning standards and ensure compliance through audits and SLAs.
- Coordinate with Fire Safety & Environment Manager and Building Services Manager to implement procedures.
- Level 3 ARLA Qualification or TPI Level 2, 3, 4 are highly desirable.
- Experience in building management and team leadership.
- Friendly communication skills.
- Understanding of the Build to Rent market.
- Knowledge of Health & Safety legislation, including the Building Safety Act 2022.
- IOSH Managing Safely and NEBOSH General Certificate are desirable.
- Experience in financial and budget management.
- Ability to manage multiple projects and produce concise reports.
- Knowledge of health and safety, including COSHH and RIDDOR, and risk assessments.
- Professional attitude when dealing with residents and maintaining objectivity and courtesy.
