Responsibilities

The Building Manager will oversee all aspects of daily management and deliver first-class services including cleaning, security, reception, postal services, service desk, IT services, telephone, and administration. They will also support the Facilities Manager and Surveyors as needed.

This role involves managing operational activities in compliance with health, safety, environmental standards, budget constraints, and client/occupier requirements, ensuring service levels and KPIs are met. Responsibilities include, but are not limited to:

  • Maintaining and managing the property efficiently and cost-effectively.
  • Assisting with procurement of Hard and Soft Facilities Management contracts, providing recommendations, and leading contract management.
  • Managing Facilities Management contracts and reporting regularly to the OpCo.
  • Monitoring SLAs and KPIs to ensure legal compliance and industry standards.
  • Coordinating planned and reactive maintenance, including sign-off of work.
  • Utilising smart building data and IWMS software (Planon) to plan activities and drive value, ensuring stakeholders are trained in system use.
  • Ensuring staffing levels are adequate, including emergency and out-of-hours coverage.

Qualifications

Minimum requirements include:

  • Experience in property management
  • Experience liaising with clients, tenants, consultants, and authorities
  • Knowledge of current Health & Safety legislation
  • Understanding of building maintenance and services
  • IOSH certification
  • Experience in a similar role within a competing company
  • Basic knowledge of leases and service charges
  • Strong communication skills, both verbal and written
  • Proficiency in Excel, Word, Outlook
  • Ability to work independently and in a team
  • Excellent organisational and administrative skills
  • Proven staff and contractor management experience
  • Initiative and responsibility-taking ability
  • Ability to work under pressure
