Job summary

Savills is seeking a Senior Estate/Block Manager to lead Leaseholder management, service charges and estates facilities across residential assets in London within the Build-to-Rent portfolio.

You will have full accountability for service charge budgeting, financial management, and compliance across multiple sites, coordinating hard and soft services and liaising with Housing Associations and contractors to ensure high standards of service and safety.

Qualifications

• Proven track record in Estate and Block management.
• IOSH or NEBOSH certification.
• Ability to prepare detailed Service Charge Budgets.
• Experience in providing institutional grade reporting to clients.
• Strong problem solving and service streamlining abilities.
• Experience in utility management.
• Understanding of Health and Safety best practice.
• Excellent analytical and logical thinking.
• Experience in managing 3rd party contractors.
• Experience with hard and soft services.

Responsibilities

• Provide advice on, and issue notices of works including s20 notices where required.
• Act as primary contact for day-to-day service charge queries and accounts.
• Ensure obligations in occupier leases are understood and followed by landlord and tenants.
• Direct financial management of service charge estates: budgets, accruals, cashflow and reporting.
• Host quarterly meetings with Housing Associations to discuss updates and issues.
• Coordinate site queries within Building Services for Housing Association and Savills teams.
• Oversee Planned, Preventative Maintenance schedules and liaise with contractors.
• Complete monthly audits for each site and upload to the system by the 25th of each month.
• Oversee contract management to ensure value and quality of work.
• Lead annual service charge budgeting with the client and provide variance reporting.
