Role Focus

The Block Property Manager will be responsible for the day-to-day management of the Exeter portfolio, acting as the main point of contact for freeholders, leaseholders, and other stakeholders. This role involves delivering a high standard of service while ensuring full compliance with industry regulations and best practices.

Key Responsibilities
  • Property Inspections & Maintenance

  • Conduct regular property inspections and generate detailed reports

  • Ensure timely maintenance and resolution of site issues

  • Finance

  • Prepare, manage, and report on service charge budgets

  • Monitor and maintain client accounts

  • Insurance

  • Coordinate building insurance and Directors & Officers policies

  • Meetings

  • Organise and attend AGMs, EGMs, directors' and residents' meetings

  • Correspondence & Administration

  • Handle day-to-day client and leaseholder correspondence

  • Address breaches of lease in a professional and legally compliant manner

  • Contractor Liaison

  • Source, instruct, and oversee third-party contractors

  • Sales Support

  • Assist with the assignment of leases during property sales

  • Complaint Handling

  • Manage and resolve complaints, maintaining a positive client relationship

Candidate Profile

The ideal candidate will have:

  • Demonstrable experience in residential block management

  • Strong knowledge of leasehold legislation

  • Excellent stakeholder management and communication skills

  • Confidence managing budgets and attending meetings

  • A proactive, customer-focused approach to problem-solving

  • Ideally have a Level 3 ATPI qualification but not essential
