Overview

Assistant Property Manager – Manchester, NH Area. We are currently seeking a seasoned Assistant Property Manager to oversee the daily operations of a designated portfolio of properties in the Manchester, NH area. The ideal candidate will have experience in property management, with LIHTC experience highly desired but not required. This role plays a vital part in maintaining property compliance, maximizing financial and operational performance, and delivering exceptional service to residents.


Responsibilities


  • Ensure compliance with LIHTC and other applicable housing regulations

  • Manage rent collection, financial reporting, and delinquency resolution

  • Coordinate tenant placement, renewals, and retention strategies

  • Maintain and monitor property condition and curb appeal

  • Communicate regularly with property owners and stakeholders

  • Deliver outstanding customer service to residents, addressing concerns promptly

  • Assist in budget preparation and monitor monthly financial performance

  • Work closely with leasing, maintenance, bookkeeping, and administrative teams to achieve portfolio goals


Qualifications


  • Minimum 2 years of experience in property management

  • LIHTC experience and certification (Tax Credit Specialist or equivalent) preferred

  • Strong understanding of compliance, tenant income certification, and HUD guidelines

  • Excellent interpersonal and communication skills

  • Proven ability in marketing and leasing strategies

  • Familiarity with property management software (e.g., Appfolio) preferred
