Key Responsibilities:

  • Handle landlord and tenant communications, viewings, negotiations, and tenancy progression
  • Coordinate property marketing on portals and ensure listings are optimised

Team Leadership

  • Mentor and guide junior lettings staff, assisting with training and onboarding
  • Delegate daily responsibilities and help the team meet targets and KPIs
  • Ensure high service standards and compliance across all staff activity

Client Relationship Management

  • Build long-term relationships with landlords and tenants, acting as a key point of contact
  • Provide expert rental advice, market updates, and guidance on best practice
  • Resolve any tenancy-related queries or issues in a timely and professional manner

Compliance & Documentation

  • Ensure full legal compliance with lettings legislation and internal policies
  • Oversee paperwork including tenancy agreements, references, and inventories
  • Stay updated with industry changes and ensure team-wide adherence

Business Development

  • Support local business growth through new landlord acquisition and referral generation
  • Assist in marketing campaigns and lead follow-ups to expand the lettings portfolio

What We’re Looking For:

  • Minimum 2-3 years' experience in lettings or residential property management
  • Experience in a team leader, senior negotiator, or assistant manager capacity
  • Strong knowledge of lettings legislation and the UK rental market
  • Excellent communication, negotiation, and organisational skills
  • Comfortable working to targets in a performance-driven environment
  • ARLA qualification (desirable) or willingness to study
  • Full UK driving licence and access to a vehicle

What We Offer:

  • £35,000 - £40,000 basic salary + performance-based commission
  • Car allowance and mileage
  • Clear path for career progression into Lettings Manager roles
  • Ongoing training and development (ARLA sponsorship available)
  • Friendly, supportive, and high-performing team culture
  • Pension scheme and other company benefits
