Assistant Head of Property (Commercial)

Location: London

Duration: 6 Month Contract

We are seeking a dedicated and experienced Assistant Head of Property to support the Head of Property in delivering strategic initiatives aimed at achieving financial and performance targets. This role involves optimizing lettings, investments, purchases, partnerships, property management, and customer service. The successful candidate will provide professional advice on regulated leases, corporate offices, and leased staff accommodation, while also managing relationships with third-party service providers and supporting our ISO 55001 Asset Management System.

The successful candidate will be a Member or Fellow of the Royal Institution of Chartered Surveyors with at least 2 years PQE.

Key Responsibilities:
  • Collaborate with the Head of Property to formulate and implement strategies that optimize lettings, investments, purchases, partnerships, and property management.
  • Support the Head of Property in the management of the Commercial Property Management Service provider (CPMS) to develop strategies to maximize property and ancillary revenue income for the portfolio in order to meet business objectives and targets.
  • Identify opportunities for improving financial performance and enhancing customer service.
  • Provide expert advice on regulated leases, including depot and station leases, access, and collateral agreements, as well as corporate offices and leased staff accommodation.
  • Assist in the negotiation and drafting of lease agreements to ensure compliance and alignment with organizational goals.
  • Support the Head of Property in managing contractual relationships with third-party vendors and service providers.
  • Monitor service delivery and ensure compliance with contractual obligations.
  • Support the Head of Property to manage the contractual relationships with the Car Park Services provider, Network Rail as a landlord, third-party landlords, and TOCs using stations in order to protect the company’s asset base and ensure the portfolio is managed in compliance with leases, statutory legislation, best practice, and professional principles to improve profitability and fulfill budgetary and company obligations.
  • Assist in the implementation and maintenance of the ISO 55001 Asset Management System, ensuring adherence to best practices and regulatory requirements.
  • Contribute to the preparation and execution of annual accreditation processes.
  • Provide support to the Asset Team HSQ Manager either through the direct reporting of recognized safety non-conformances or practical support dependent on the person’s level of safety training and experience.
  • Develop and maintain performance metrics to assess the effectiveness of property strategies and initiatives.
  • Prepare regular reports for the Head of Property on the progress towards financial and performance targets.
