Job Title: Asset Team Operative (Skilled)

Location: Based in Sheffield / Leeds area, candidates will report into Line Management based at our Head Office in Wallasey.

Salary: 30,635 per year

Job type: Full Time, Permanent, 35 hours per week

Alpha Living is an award-winning specialist older peoples housing provider based on the Wirral and operates across the Northwest and Yorkshire regions.

The Role:

We are currently looking for an Asset Team Operative to be responsible for the day-to-day support and management of operatives for responsive and planned repairs, cyclical, void and investment works. To help ensure repairs and investment programme works are delivered effectively and provide a safe, secure and comfortable living environment for all residents.

Activities and Responsibilities:

  • To carry out such duties commensurate with general joinery and plumbing skills and specific utilising of tradesman's qualifications for more intensive tasks such as kitchen and bathroom fitting.
  • Coordination and management of scheduled works to include but not limited to quarterly communal and annual flat entrance fire door inspections, annual asbestos checks, annual tree inspections and extraction fan cleaning programs.
  • Responsible for ensuring that all damp and mould inspections are completed within 24 working hours of the job being raised and a plan for proposed works delivered to the Asset Management team.
  • Ground maintenance duties to external areas ensuring walkways and communal areas are presentable and free of hazards.
  • Preventative maintenance of low-level component parts to protect against future costly repairs.
  • Replacement and cleaning of internal fixtures and fittings (light bulbs, surface fixtures and fittings, extractor fans etc).
  • Maintenance of doors and windows locks and small repairs including changing of lock barrels.
  • Lead plumbing tasks across a variety of residential properties, ensuring all installations, repairs, and refurbishments are carried out to the highest standards.
  • Perform plumbing and related tasks, including replacing toilets, showers, sinks, taps, waste pipes, and associated plumbing alterations.
  • Install and replace bathroom suites and kitchen replacements, ensuring fittings meet all safety and design specifications.
  • Painting decorating internally and externally including communal areas (including making good surfaces of plasterwork).
  • Carrying out works in a timely manner to void properties, clearance including removing of floor coverings, furniture and all other items. Preparing all rooms' ready decoration including removing of wall coverings and associated items to support all decanting and transfer furniture removals.
  • Carry out deep cleaning (steam) of communal kitchens and void flats.
  • Replace toilet seats, plugs, showerheads, hoses, curtains, grouting, sealants, pull cords and other such minor replacements.
  • Undertake kitchen replacements units, minor plumbing, tiling and associated works including minor plumbing alterations and repairs including tap replacement, wastes etc.
  • Schedule works to provide list of materials required.
  • Carry out annual internal property inspections to every property to establish any outstanding repairs, ventilation issues, signs of damp & mould or H&S issues. Document visit and identify follow on works.
  • Minor building works to pathways. Fencing and internal remodelling of walls to support investment works.
  • To work in accordance with Alpha's Health and Safety Policy and other procedures.

Education and Qualifications;

  • Educated to City and Guilds/NVQ level

(Desirable)

  • CSCS card

Experience;

(Essential)

  • Experience of working in a housing, facilities or construction environment
  • Proven experience of delivering excellent customer service

(Desirable)

  • Knowledge of legislation including Health & Safety, and all areas of building safety including asbestos, fire safety, electrical safety and legionella control
  • Experience of working in the field of independent living
  • Experience of supporting external contractors
