The Role
We are seeking an Asset Team Operative responsible for supporting responsive and planned repairs, cyclical, void, and investment works. The role involves managing all plumbing responsibilities, including installations, repairs, and fittings in residential properties. The successful candidate will help ensure the effective delivery of repairs and investment programs, providing a safe and comfortable environment for residents.
Activities and Responsibilities
- Lead plumbing tasks across residential properties, ensuring high standards in installations and repairs.
- Perform plumbing tasks such as replacing toilets, showers, sinks, taps, waste pipes, and related alterations.
- Install and replace bathroom suites and kitchens, ensuring safety and design compliance.
- Conduct minor plumbing alterations, including adjustments to waste and hot water systems.
- Carry out planned maintenance and emergency repairs with minimal disruption.
- Provide excellent customer service, addressing plumbing issues professionally.
- Oversee fitting of bathrooms, kitchens, and appliances, ensuring compliance with building codes.
- Inspect and assess to identify potential issues early.
- Perform internal and external painting and decorating, including making good surfaces.
- Deep clean communal kitchens and void flats as required.
- Ensure compliance with health and safety regulations, especially in high-risk environments.
- Support general maintenance tasks, including light repairs and void property works.
- Maintain accurate records of all work performed.
- Provide emergency cover and support out-of-hours issues and 'make safe' works.
- Support compliance-related works (PAT testing, fire alarm resets, etc.).
- Assist with asbestos removal and disposal when necessary.
- Be flexible to cover various developments, including overnight stays if needed.
Person Specification
Education & Qualifications
- Essential: City and Guilds/NVQ level in plumbing or related field.
- Desirable: CSCS card.
Experience
- Essential: Experience in housing, facilities, or construction; delivering excellent customer service.
- Desirable: Knowledge of health & safety legislation, experience supporting independent living, working with external contractors.
