An exciting opportunity has arisen to work with Eldon Housing in our Asset and Facilities Management Team.

We are recruiting for the following role:

Asset and Facilities Manager - Core

This role will oversee the management and maintenance of multiple properties within the Eldon portfolio, managing day-to-day repairs, maintenance, and voids to ensure all properties are safe, well-maintained, and compliant with relevant regulations. The postholder will lead and motivate the Core Asset & Facilities Team to provide professional and robust Asset & Facilities Management Services, with a tenant focus.

We are looking for someone from a housing background, with strong knowledge of building maintenance, compliance, and health and safety regulations, as well as leadership skills. A relevant professional qualification (e.g., RICS, IWFM, NEBOSH, IOSH), or willingness to undertake one, is an added bonus, along with experience in managing social housing or supported living properties.

Overall purpose of the job:

  • Oversee management and maintenance of properties, ensuring safety, compliance, and high standards. Lead and motivate the Facilities Team. Work collaboratively with internal teams, contractors, and stakeholders. Oversee void management, repairs, and maintenance to ensure efficiency and value. Ensure compliance with regulations and policies. Manage budgets and monitor expenditure. Address tenant queries promptly. Report to the Head of Assets and Facilities Management.

Key Responsibilities:

Property Management & Maintenance, Helpdesk (Core)

  • Manage property upkeep, develop maintenance strategies, oversee inspections, and ensure health and safety compliance. Lead on repairs and refurbishment projects. Manage helpdesk operations and site inspections. Oversee grounds and communal areas. Manage adaptation works and external contractors.

Contract & Contractor Management

  • Manage relationships with contractors, oversee procurement, monitor performance, and ensure standards are met.

Tenant Satisfaction and Repairs

  • Handle tenant queries, improve response times, and enhance engagement initiatives.

Void Management and Repairs

  • Oversee void processes, ensure timely repairs, and minimize void loss.

Compliance & Health & Safety

  • Maintain compliance records, oversee fire safety, and manage adaptations.

Grounds & Facilities Management

  • Manage grounds, gardens, and external contracts.

Finance & Budget Management

  • Monitor budgets, review invoices, and identify savings.

Performance Monitoring & Reporting

  • Establish KPIs, review performance, and report on operations.

Leadership and Staff Management

  • Lead and motivate the team, manage performance, and promote development. Ensure high standards of professionalism and integrity.
