Job Description

A regional affordable housing provider is seeking an experienced Maintenance Surveyor to join their property services team. The Maintenance Surveyor will report directly to the Head of Property and be responsible for delivering an effective maintenance service to the organisation's tenants and housing stock, as well as working with external contractors. This role supports the ongoing proactive approach to ensure high standards of housing.

The successful candidate will be responsible for completing property surveys, including damp and mould inspections and diagnosis. You should have excellent knowledge of Health & Safety legislation, as well as up-to-date knowledge of current statutory compliance regulations (asbestos, legionella, gas, electrical, fire safety).

Core duties will include:

  1. Carrying out responsive repair and void inspections pre- and post-works to ensure high standards and customer satisfaction.
  2. Managing responsive and major works related to damp and mould projects, service contracts from inception to completion, including managing health and safety (CDM) and ensuring regulatory compliance.
  3. Performance management of contractors involved in repairs and planned works, monitoring their delivery according to set timescales, analyzing data, and reporting on performance against KPIs monthly.
  4. Monitoring and supporting compliance and performance of fire risk assessments and testing programmes for water, electrical, gas, and lifts.
  5. Making technical decisions during property visits, creating work schedules for void properties, managing design, specifications, contracts, quality control, and one-off projects.
  6. Delivering high levels of satisfaction through effective communication and ensuring works meet legal standards and obligations.
  7. Supervising and managing works to ensure quality and cost control, delivering works to statutory standards and KPIs.

This is an exciting opportunity for someone with a background in affordable housing property management or a similar industry to add value to an organisation with ambitious growth plans. The ideal candidate will have a minimum of a further education qualification (HNC/HND/Degree) and relevant construction, maintenance, or building-related professional qualifications. Experience working within a busy maintenance/property team and managing compliance issues, along with knowledge of contract law, damp and mould issues, and legislation, is preferred.
