Job Description: Service Tech & Service Manager

Position Summary:

We are seeking a skilled and reliable Property Service Technician and Service Manager to join our maintenance team in Salisbury, North Carolina. The ideal candidate will be responsible for performing a variety of maintenance tasks and repairs to ensure the safety, functionality, and overall appearance of the property. This role plays a critical part in satisfaction and maintaining high standards across the community.

Key Responsibilities:
  1. Perform routine maintenance and repairs in apartments and common areas, including plumbing, electrical, HVAC, carpentry, painting, and appliance maintenance.
  2. Respond promptly to service requests and complete work orders efficiently.
  3. Prepare vacant units for new tenants, including cleaning, repairs, and improvements (make-readies).
  4. Conduct regular inspections of the property and equipment to identify and resolve potential issues.
  5. Assist with seasonal maintenance such as snow removal, pool maintenance, and landscaping tasks.
  6. Maintain accurate records of maintenance work and materials used.
  7. Ensure compliance with safety procedures and building codes.
  8. Work with vendors and contractors when specialized repairs are needed.
  9. Participate in the on-call rotation for emergency maintenance services.
Qualifications:
  1. High school diploma or equivalent; vocational training or certification in maintenance-related fields is a plus.
  2. Minimum of 2 years experience in property maintenance or a similar role.
  3. Basic knowledge of HVAC, plumbing, electrical systems, and general construction.
  4. Ability to operate hand tools and power tools safely and efficiently.
  5. Strong troubleshooting and problem-solving skills.
  6. Good communication and interpersonal skills for interacting with team members.
  7. Valid driver’s license and reliable transportation.
  8. Ability to lift up to 50 lbs, climb ladders, and perform physical labor as needed.
