Position

Work Order Specialist is responsible for completing Service Requests and providing excellent customer service to residents, staff, and vendors.

Responsibilities
  • Complete Service Requests, including repairing plumbing, electrical, carpentry and drywall issues.
  • Ensure 30-minute response time to Emergency Service Requests and property disasters (fires, floods, freezes, etc.).
  • Inspect community grounds each morning to ensure cleanliness and maintenance of landscaping, bushes, trees, lawn, snow, trash, etc.
  • Turn all vacant units, as assigned, including painting, cleaning, and maintenance.
  • Complete maintenance work orders within 48 hours of input into Entrata and make-readies within 7 days of vacancy.
  • Complete preventative maintenance activities and update records of those activities.
  • Maintain records of maintenance performed in all units and update property software.
  • Maintain all tools, equipment, and replacement parts in working condition.
  • Provide service and maintenance for all common areas and amenities.
  • If applicable, service the community pool, including water testing and cleaning, filter and systems maintenance, responding to water hygiene incidents, completing minor repairs, etc.
  • Communicate openly with other team members regarding work priorities and the state of projects.
  • Coordinate special projects as directed.
  • Ensure safety protocol is being followed.
  • Other duties as assigned.
Skills and Qualifications
  • On-call availability on nights and weekends
  • Great mechanical aptitude in appliance repair, plumbing systems, HVAC systems, electrical systems, etc.
  • Communicate effectively and courteously with residents, staff and vendors
  • Ability to self-direct and prioritize activities
  • Ability to work in adverse weather conditions
  • Hand tools necessary to do the job
Education, Training and/or Experience
  • High school diploma or equivalent is required.
  • 1 to 3 years of work-related experience is required.
  • EPA Universal certificate is .
  • Pool maintenance experience .
Physical Requirements
  • Constant need (66% to 100% of the time) to perform the following physical activities: Walking/Standing/On Feet, Bend/Stoop/Squat/Kneel, Climb Stairs, Push or Pull, Reach Above Shoulder, Climb Ladders, Grasp/Grip/Turning, Finger Dexterity, Writing, Lifting/carrying
  • Over 150 lbs. Rare need (less than 1% of the time); 75 - 150 lbs. Occasional need (1% to 33% of the time); 25 - 75 lbs. Frequent need (33% to 66% of the time); 1 - 25 lbs. Constant need (66% to 100% of the time)
  • Note: Lifting and carrying weights exceeding 50 lbs. is often accomplished with assistance from one or more people. Examples of the heaviest items lifted include washer and dryers, refrigerators, A/C units, abandoned sofas, etc.
Vision, Hearing and Speaking Requirements
  • Vision: Constant to Frequent need to document maintenance, read manuals, and observe details.
  • Hearing: Constant need to communicate with assistants, staff, vendors and residents.
  • Speaking: Constant need to verbally communicate with assistants, staff, vendors and residents.
Driving/Traveling Requirements
  • Frequent need to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotating on-call status may require travel to property on short notice. Possible pickups and deliveries to the corporate office. Must have reliable transportation.
Work Environment
  • Constant need to work indoors
  • Frequent need to work outdoors in all conditions, often for extended periods
  • Frequent need to work in awkward and confining positions
  • Occasional exposure to paint fumes, solvents, adhesives, etc. (e.g., apartments during/after make-ready)
