Job summary

Heitman is seeking a highly analytical and motivated Portfolio Analyst to support the management of European real estate investment portfolios. Working closely with Portfolio Managers and others, you will contribute to portfolio analysis, fund modelling and investor reporting.

This role involves coordination across Europe, performance monitoring, scenario modelling and support for fundraising activities as part of a dynamic team.

Qualifications

• Bachelor’s or Master’s degree in Finance, Economics, Real Estate, Mathematics, Engineering or another analytical discipline.
• 2-3 years of relevant experience within real estate private equity, investment management or related environment.
• Strong understanding of real estate fundamentals, portfolio management and fund structures.
• Advanced financial modelling and valuation skills with strong underwriting knowledge.
• Demonstrated ability to challenge assumptions and develop independent investment views.
• Excellent Excel, PowerPoint and presentation skills; strong written and verbal communication.
• High attention to detail and ability to work independently while collaborating across teams.

Responsibilities

• Support Portfolio Manager in day-to-day management and investment strategy execution.
• Undertake fund-level analysis including portfolio construction and liquidity management.
• Monitor portfolio performance against plans, budgets and underwriting assumptions.
• Evaluate opportunities and support investment committee materials.
• Conduct scenario modelling, sensitivity analyses and portfolio impact assessments.
• Coordinate with Investment and Asset Management teams across Europe on deals.
• Review asset-level plans to ensure alignment with fund objectives.
• Support fundraising and investor relations materials and due diligence requests.
• Prepare quarterly and annual investor reporting and market updates.

Job description

Heitman is seeking a highly analytical and motivated Portfolio Analyst to support the management of European real estate investment portfolios. Working closely with Portfolio Managers, Asset Managers, Finance, Acquisitions teams and Investor Relations professionals, the successful candidate will play a key role in portfolio analysis, fund modelling, performance monitoring, strategic asset allocation and investor reporting.

Responsibilities include, but are not limited to:

• Support the Portfolio Manager in the day-to-day management of the Portfolio and execution of the investment strategy.
• Undertake fund-level analysis including portfolio construction, liquidity management, capital allocation, performance measurement and risk assessment.
• Monitor portfolio performance against business plans, budgets, underwriting assumptions and strategic objectives.
• Assist in the evaluation and implementation of portfolio management initiatives that drive value creation and enhance investment performance.
• Evaluate investment opportunities by analysing underwriting, assumptions, risk-adjusted returns, portfolio fit, strategic alignment and Portfolio-level implications.
• Support investment recommendations and preparation of materials for Investment Committee approvals.
• Conduct scenario modelling, sensitivity analysis and portfolio impact assessments.
• Coordinate with Investment and Asset Management teams across Europe to assess acquisition, financing and disposition opportunities.
• Review asset-level business plans and operating performance to ensure alignment with fund objectives.
• Support fundraising and investor relations activities, including coordination of due diligence requests and preparation of fundraising materials.
• Coordinate the preparation and review of quarterly and annual investor reporting, investor presentations and market updates.
• Support Investment Committee, Advisory Committee and other internal governance processes.
• Act as a key link between Portfolio Management, Investment, Asset Management, Finance, Capital Markets and Investor Relations teams.

Qualifications:

• Bachelor's or Master's degree in Finance, Economics, Real Estate, Mathematics, Engineering or another highly analytical discipline.
• 2-3 years of relevant professional experience within real estate private equity, investment management, real estate funds, investment banking, corporate finance or a related investment environment.
• Strong understanding of real estate investment fundamentals, portfolio management and institutional fund structures.
• Advanced financial modelling and analytical skills with a strong understanding of underwriting, valuation methodologies and investment returns.
• Demonstrated ability to challenge assumptions, interrogate financial analyses and develop independent investment views.
• Strong commercial judgement and understanding of risk and return dynamics.
• Excellent Excel, PowerPoint and presentation skills.
• Exceptional written and verbal communication skills.
• High attention to detail and commitment to accuracy.
• Proactive, self-motivated and capable of working independently while collaborating effectively across teams and geographies.
