Job summary

Cardo Group in Kingston upon Thames is seeking an Aids and Adaptations Site Manager to lead safe, efficient delivery across occupied social housing properties. You will work with tenants, therapists, contractors and clients to deliver accessible adaptations on time and within budget.

We require proven site management experience in social housing, an UK driving licence, and a track record delivering aids and adaptations. The role offers development opportunities and a competitive benefits package.

Qualifications

• Experience managing construction or refurbishment projects within social housing.
• Full UK Driving Licence.
• Experience delivering aids and adaptations works.
• Strong knowledge of occupied property refurbishment.
• Experience supervising subcontractors and direct labour.
• Excellent customer care skills when working in occupied homes.

Responsibilities

• Manage day-to-day site operations for aids and adaptations projects.
• Coordinate labour, subcontractors, materials, and plant to ensure efficient project delivery.
• Monitor programme performance and implement corrective actions where necessary.
• Ensure works are completed to agreed specifications and quality standards.
• Conduct regular site inspections and quality assurance checks.
• Ensure compliance with the Health and Safety at Work Act, CDM Regulations, and company policies.
• Prepare and review Risk Assessments and Method Statements (RAMS).
• Carry out site safety inspections and toolbox talks.
• Ensure all operatives work safely and use appropriate PPE.
• Investigate accidents, incidents, and near misses, implementing corrective actions.
• Oversee adaptations including: level access showers, wet rooms, ramps, widened doorways, through-floor lifts.
• Monitor project costs and report on budgets and variations.
• Maintain accurate site records and progress reports.
