Job Description

The Maintenance Supervisor will lead and mentor the Maintenance Team, overseeing maintenance and capital improvement needs at an assigned FPI-managed site. The role aims to meet client expectations within the operating capital budget and management agreement.

Pay: $32 - $34 per hour

DUTIES AND RESPONSIBILITIES

  • Manage a team of maintenance personnel, including technicians, groundskeepers/porters, and housekeepers/cleaners, overseeing performance management.
  • Implement daily and preventative maintenance programs to ensure safety, economy, and proper property condition.
  • Inspect property and common areas daily for maintenance issues.
  • Complete maintenance requests within 24 hours.
  • Change air-conditioning filters biannually and during apartment turnovers.
  • Conduct semi-annual apartment inspections.
  • Follow a preventative maintenance schedule.
  • Provide on-call emergency maintenance during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Perform maintenance on vacant apartments to ensure readiness for new tenants.
  • Maintain and repair equipment owned by the community.
  • Keep maintenance shops and storage areas organized and compliant with safety standards.
  • Secure parts, inventory, and equipment properly.
  • Maintain inventory within budget limits.
  • Wear provided uniforms during work hours.
  • Provide necessary small hand tools for routine maintenance.
  • Ensure timely completion of tasks to minimize labor costs.
  • Prepare properties for regulatory inspections, including NSPIRE, MOR, TCAC, CALFHA, and collaborations with stakeholders.
  • Comply with all FPI policies and procedures.
  • Perform additional duties as assigned by the Community Director.

Qualifications

Minimum Requirements:

  • At least 2 years of leadership experience, preferably in residential property management, hotel maintenance, facilities maintenance, or construction.
  • Experience preparing properties for regulatory inspections like NSPIRE, MOR, TCAC, CALFHA, with collaboration skills.
  • High school diploma or equivalent; industry certifications (CAMT, NAHMS, NAHMT) are a plus.
  • Valid driver’s license, good driving record, current insurance, and an operable vehicle meeting standards.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficiency in English (speaking, reading, writing).
  • May need to provide and maintain personal tools.
  • Proficient in computer skills: MS Office, Google Apps, property management software, email, internet.
