Overview
Account Manager based at the London Bankside HQ of a prestigious global advertising and marketing communications company.
Responsibilities
- Provide leadership of the engineering team, in delivering all contractually required outcomes including MEP Specialist Vendors.
- Operate all systems within the facility in a competent, effective and efficient manner (including HV/LV Switching Operations). Make recommendations for improvement and provide concise technical reports when required.
- Manage all activities relating to the technical and efficient operation of the installed building systems including all MEP assets and compliance with statutory regulations.
- Work closely with the engineering team to ensure that Specialist Vendor visits have been prepared and approved in line with Specialist Vendor X-Plans/Corrigo Schedules; ensure Change Management approval for all critical works prior to start.
- Ensure the team and Specialist Vendors comply with the contractual service level agreements (SLA's).
- Lead the operation of the CMMS system, ensuring that MEP PPM, Reactive and Corrective Work Orders are accurately completed; monitor progress and manage team performance to ensure outputs meet expectations.
- Attend weekly operations meetings, and other client meetings as requested, in conjunction with Monthly & Quarterly Report Meetings.
- Complete Monthly and Quarterly Engineering Reports noting significant events or activities (including MEP Asset Reliability Reports).
- Own the engineering risk register and report on critical systems availability/asset reliability.
- Review engineering competency, identify skills gaps and future training needs; ensure contract is staffed by competent teams with effective succession planning.
- Compile critical incident and near-miss reporting and after-action reviews for any critical incident.
- Ensure all MEP planned/corrective/reactive maintenance is undertaken in line with OEM/SFG20 requirements as a minimum.
- Notify the Customer immediately of any critical equipment operational issues and provide relevant reports with recommendations.
- Own statutory compliance (Logbooks) and Integral/JLL Global and Regional Compliance Standards.
- First Line Management of escalation of Specialist Vendor performance issues.
- Ensure all technical/legislative updates are effectively communicated and implemented by the engineering team.
- Actively participate in the site escalation process, including on-call and support for MEP emergency response requirements.
- Own the financial performance of the account including development of opportunities relating to projects.
Personal Specification
- Electrical/Mechanical Engineering HNC or HND (Successfully completed apprenticeship in either).
- C&G Pts. 1 & 2, equivalent or exceeds.
- 18th Edition IEE: Wiring and Installation.
- IOSH Managing Safely (Or NEBOSH equivalent).
- Excellent communication skills and the ability to deal with all levels of staff/management/customers.
- Ability to lead, motivate and direct a small team of engineers and supervisors. Completed ILM3/5 or similar.
- Enthusiasm & proactive in achieving the highest standard of operation.
- Excellent IT and report writing skills.
- Ability to work under pressure while remaining calm, delivering required services within given time constraints.
- Willingness to attend on and off-site training for MEP assets, including nights away for HV/LV Authorised Person Training (subject to Operations Directors approval).
- Advanced communication skills with a full understanding of customer needs and expectations.
