Job Description:

We are working closely alongside a Local Authority in Lewisham to assist with the appointment of an Accommodation Assessment & Lettings Officer, on a12-month contract, highly likely to be extended at clients discretion. Please apply with your CV for immediate consideration.

Rate of Pay: £21.78 - £28.74 per hour

Summary:

The Accommodation Assessment and Lettings Officer plays a critical role in supporting vulnerable households by arranging emergency and temporary housing placements, assessing housing needs, and discharging the Councils homelessness duties. The role requires sound knowledge of housing legislation, excellent organisational skills, and the ability to manage a high workload in a fast-paced environment.

You will be responsible for co-ordinating accommodation placements, managing referrals to supported housing, and ensuring timely and legally robust decisions in line with statutory obligations. This includes working closely with internal departments and external housing providers to maximise move-on opportunities and reduce the number of households in temporary accommodation.

Responsibilities:

  • Arrange timely placements into emergency and temporary accommodation in line with housing legislation and council protocols.
  • Manage referrals into supported housing and coordinate with partner agencies.
  • Make offers of accommodation and assess suitability, affordability, and legal compliance to support robust discharge of housing duty decisions.
  • Maintain accurate records of property availability and client placements; support efficient turnaround of void properties.
  • Identify and address cases of fraud or misrepresentation, referring for legal action where appropriate.

Requirements:

  • Excellent understanding of the Homelessness Reduction Act 2017 and other housing-related legislation, case law, and statutory guidance.
  • Strong knowledge of Landlord and Tenant Law, Housing Acts, and Protection from Eviction Act 1977.
  • Proficiency in assessing affordability and suitability of housing under homelessness duties.
  • Working knowledge of the welfare benefits system and its impact on housing affordability.
  • Understanding of the needs of vulnerable clients, including those with medical, mental health, and social support needs.

Experience:

  • Experience working in housing or customer-focused roles in either the public or private sector.
  • Demonstrated ability to manage high volumes of casework and meet performance targets.
  • Experience working with vulnerable service users and liaising with a wide range of stakeholders.
  • Prior experience coordinating lettings, accessing void properties, and supporting housing assessments.
