Arcadis in Paris seeks a seasoned Procurement Director for Real Estate & Development to lead sourcing, contracting, and governance across complex projects. You will own frameworks, supplier strategies and risk controls to deliver value and compliance.

You will collaborate with Legal, Finance, Sustainability, and Project Delivery to align procurement with enterprise objectives, drive continuous improvement and build capability within the procurement teams across the region.

Role description:

The Procurement Director: Real Estate & Development will act as the procurement authority for the Real Estate & Development industries, owning and optimizing sourcing, contracting and governance frameworks for complex project environments to ensure consistent value delivery, risk management and compliance across projects.

Role accountabilities:

• Define and own procurement frameworks, sourcing approaches and contracting models for the Real Estate & Development industries.
• Establish standards for subcontracting, supplier selection and commercial structures across projects.
• Drive consistency and optimization of procurement methodologies across the region.
• Define contract frameworks, pricing models and risk allocation approaches for complex project environments.
• Support and guide high-value, high-risk negotiations and commercial decisions.
• Ensure effective flow-down of client requirements into supplier and subcontractor contracts.
• Define supplier strategies, segmentation and governance frameworks for the industry.
• Drive optimization of supplier base, performance and long-term value creation.
• Support development of strategic supplier relationships aligned to project needs.
• Define and embed procurement governance frameworks, controls and assurance models.
• Oversee due diligence, ESG and sustainability requirements across sourcing decisions.
• Lead resolution of complex risk, compliance and audit issues.
• Provide technical leadership across procurement teams within the industry domain.
• Develop capability, best practice and standard ways of working for the function.
• Support continuous improvement and evolution of procurement frameworks.
• Partner with Project Delivery leadership to integrate procurement strategies into project execution.
• Collaborate with Global Procurement Directors to align frameworks, standards, and resource allocation.
• Work with Legal, Finance, Sustainability, and Risk functions to ensure integrated commercial and governance approaches.
• Drive enterprise-wide adoption of procurement standards, tools and best practices.

Qualifications & Experience:

• 10+ years extensive experience in direct or project procurement within construction, real estate, infrastructure or similarly complex industries, with a proven track record of delivering commercial value across large scale capital projects and development programs.
• Deep expertise in developing and implementing procurement frameworks, contracting models, supplier strategies and governance approaches that support consistent, compliant and commercially effective project delivery at regional or enterprise level.
• Proven leadership capability, with the ability to influence senior stakeholders and shape project delivery strategies, commercial approaches and supply chain design to achieve strategic business objectives.
• Demonstrated ability to optimize procurement performance across cost, risk, sustainability, supplier performance and delivery outcomes, balancing commercial objectives with long term business value.
• Extensive experience negotiating complex commercial agreements and managing strategic supplier and subcontractor relationships within real estate, construction or infrastructure sectors.
• Strong understanding of procurement governance, compliance and supplier performance management, ensuring alignment with organizational policies, contractual obligations and regulatory requirements.
• Proven technical authority in procurement methodologies, with experience developing procurement capability, standards, governance frameworks and best practices across regional or global teams.
• Experience leading procurement transformation and continuous improvement initiatives that enhance procurement maturity, commercial performance and operational efficiency.
• Strong commercial acumen, with extensive knowledge of procurement methodologies, contract strategy, supplier engagement and commercial risk allocation across the project lifecycle.
• Excellent communication and negotiation skills, with experience leading executive level commercial discussions and supporting high value procurement decisions within complex organizations.
• Experience operating within multinational and matrixed organizations, collaborating across regions, business functions and project teams to deliver consistent procurement practices and enterprise wide value.
• Leadership style that promotes collaboration, accountability, continuous improvement and commercial excellence, aligned with the Arcadis Leadership profile of being curious, driving success and igniting passion.
• Degree level education in Procurement, Supply Chain Management, Business Administration, Engineering, Construction Management, Commercial Management or another relevant discipline, or equivalent practical experience.
• Professional certification preferred, such as CIPS or an equivalent procurement or commercial qualification, together with extensive experience leading direct procurement within real estate, development, construction or infrastructure organizations.
