Visa is seeking a Corporate Real Estate Analyst to manage and support analysis of real estate portfolio transactions. The role covers lease compliance, financial analyses, and forecasting to guide lease versus purchase decisions, in a global, hybrid environment.

You'll work with Procurement, Finance, Legal, and regional teams, using systems like Ariba and Oracle, and communicate effectively across cultures to deliver accurate data and timely insights in Bogotá and across Europe.

Formación

  • 2+ years of work experience with a Bachelor's or higher degree.
  • Strong academic background in finance, business administration, or contract management.
  • Experience handling high-volume transaction processing with accuracy, productivity, and compliance with controls.
  • Strong customer service and stakeholder management skills.
  • Experience with Ariba, Oracle, or similar procurement systems.
  • Proficiency in Microsoft Excel and PowerPoint.

Responsabilidades

  • Manage the full lifecycle of purchase orders for operating and capital expenses, ensuring alignment with contracts.
  • Oversee end-to-end payment processes (ACH and Non-PO), with approvals and compliance.
  • Ensure partners meet service levels before payments are released.
  • Collaborate with Corporate Services, Finance, Procurement, and Legal and external vendors.
  • Onboard new suppliers and summarize key contract terms using AI tools.
  • Maintain organized documentation to support audit readiness.

Job Description

Job Summary

The Corporate Real Estate Analyst manages and supports analysis of real estate portfolio transactions and decision-making efforts. The role actively participates in the selection, evaluation, acquisition, occupation, management, and disposition of real property and office space in compliance with company policy. Responsibilities include managing compliance with lease agreements and contracts, participating in negotiation efforts, completing financial analyses to evaluate and recommend lease versus purchase decisions, and preparing forecasts, budget analyses, and activity reports.

All roles require digital fluency, including the ability to work with emerging technologies such as Generative AI tools (e.g. ChatGPT, Microsoft Copilot) to support everyday work.

Key Responsibilities
  • Work with team members to manage the full lifecycle of purchase orders - from creation to payment - for both operating and capital expenses, ensuring everything aligns with contracts and statements of work.
  • Manage the end-to-end (E2E) ACH and Non-PO payment process, from intake through payment execution, ensuring accurate documentation, required approvals, compliance, and timely resolution of exceptions.
  • Make sure partners meet agreed-upon service levels before payments are released.
  • Support regional leaders by flagging and helping resolve any issues or discrepancies in partner performance or contract terms.
  • Collaborate with teams across Corporate Services, Finance, Procurement, and Legal, as well as external vendors, to troubleshoot and resolve operational challenges.
  • Facilitate the onboard of new suppliers, using tools (including AI) to summarize key contract terms and track performance against commitments.
  • Use systems like Ariba and Oracle (or similar ERP platforms) to manage procurement workflows and data.
  • Keep documentation organized and up to date to support team efficiency and audit ready.
  • Ability to communicate effectively with strong interpersonal and communication skills, particularly in a global environment with different cultures and backgrounds.
  • Desire to enhance efficiency, accuracy and data integrity (attention to detail).
  • Able to independently manage projects under the guidance of team leaders.
  • Ability to work collaboratively with multiple levels of the organization up to Vice President across multiple European markets.
  • Establishes self as go-to person in corporate services and shares expertise with other team members, internal and external clients as necessary.

  • Plans and executes work assignments by setting and managing goals independently works on tasks with minimal supervision
  • Demonstrates strong prioritization, organization and time management skills takes initiative and can manage additional workload to complete unanticipated or ad hoc tasks as necessary
  • Continually seeks ways to improve client/customer satisfaction

This is a hybrid position. Expectation of days in office will be confirmed by your hiring manager.

Qualifications
Basic Qualifications
  • 2 or more years of work experience with a Bachelor's Degree or an Advanced Degree (e.g. Masters, MBA, JD, MD, or PhD).
  • Strong academic background in finance, business administration, or contract management.
  • Proven ability to manage high-volume transaction processing while maintaining accuracy, productivity, and compliance with established controls and service levels.
  • Strong customer service and stakeholder management skills, with the ability to provide timely support, resolve inquiries effectively, and deliver a positive end-user experience.
  • Expense, capital and project management skills.
  • Comfortable using Microsoft Office tools (especially Excel and PowerPoint).
  • Familiarity with Ariba, Oracle, or similar procurement systems.
  • Experience with operational or performance reporting.
  • Strong communication skills and a collaborative mindset.
