We are hiring for a Team Lead, Asset Management and Maintenance. Working collaboratively with the existing team and reporting to the Director, Property Management, this is a full-time salary role. The Team Lead, Asset Management and Maintenance is responsible for the day-to-day support, development, and management of the Maintenance and Technicians within the Residents division. This includes all internal strategies, planning, tracking and optimization aspects as well as resident engagement related to supporting the overall operational excellence of our rental property assets and related maintenance.
Key Responsibilities:
- Reporting directly to the Director, Property Management, the Team Lead, Asset Management and Maintenance will support the overarching strategy and daily operations related to the interior and exterior preventative and ongoing maintenance of Avana’s properties and Residents’ Division maintenance assets.
- Day-to-day management and oversight of all Maintenance and Site Technicians across all markets.
- Collaborate with Residents Division Leadership in building a committed, enthusiastic and successful team environment and culture with strong staff retention.
- Participate in the development as well as assist in leading the execution of new and refreshed division processes and procedures.
- Apply best practices with human resource supervisory and management principles and practices.
- Participate in and support the execution of onboarding and training for all new division hires as required, as well as the development of new training programs, as needed.
- Alongside the Director, Property Management, guide the maintenance and procurement of third-party trades and vendors, providing preventative and ongoing maintenance to Avana’s existing property assets.
- A primary contact for the administration aspect of all third-party trades and vendors providing preventative and ongoing maintenance to Avana’s residential and commercial properties.
- Support in the research, ideation and development of the optimal resident experience, related to maintenance, through all touchpoints of engagement.
- Responsible as aprimary point of contact for after-hours service for all resident and/or property needs.
- Plan and lead maintenance project management as well as the monitoring, tracking and upkeep of all maintenance equipment and inventory.
- Provide support and optimization tactics to ensure all Maintenance and Site Manager's KPIs are met and/or exceeded, inclusive of yet not limited to maintenance response and resolution timeframes, repairs and maintenance expenses, maintenance satisfaction rates of residents, and Google reviews.
- Work collaboratively with the Director, Property Management on the oversight, administration and ongoing management of quarterly property inspections, the preventative and seasonal maintenance calendar, as well as other ongoing maintenance-related responsibilities.
- Participate and lead, when required, in the quoting of maintenance-related expenses and developing Purchase Orders, internal approvals and execution of scope.
- Oversee the preventative maintenance schedule for all equipment and vehicles as well as any other necessary, ongoing maintenance needs.
- Provide coverage for holidays and vacations of Maintenance and Site Managers.
- Support the Director, Property Management in the effective management and projected spending on the fiscal repairs and maintenance budget, for all projected maintenance costs.
- Relationship building and management of third-party vendors.
- Oversight and implementation of all OH&S policies to ensure site safety and minimize injuries.
- Attend and represent Avana at various community events and functions.
Skills and Qualifications:
- Minimum of five (5) years of maintenance experience in finish drywall, painting, and working with boilers.
- Experience with leading a team of maintenance professionals, project management as well as the monitoring, tracking, and upkeep of all maintenance equipment and inventory.
- Prior experience in asset management would be preferred.
- Class 5 Driver’s License with a clean driver’s abstract.
- Possess great customer service, leadership, transparent communication and strong sales skills.

- Accuracy and attention to detail, with fantastic organizational, problem-solving and time management skills.
- Ability to exercise tact and maintain confidentiality at all times.

- Must be legally eligible to work in Canada (i.e. Permanent Resident status or Canadian Citizenship).
- In this position, you will be required to work outside of the regular site hours, including evenings and weekends, during busy seasons or times of the month.
Compensation Package
- Benefits: Dental and medical benefits package for qualifying employees. 80% of the cost is covered by Avana. Option for employees to purchase disability and life insurance.
- Pension: The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year four, and 5% of salary matched in year five.
- Vacation Entitlement: 20 business days per year. Must be accumulated prior to taking them.
- Annual Bonus: Opportunity to earn up to 10% of salary as an annual bonus.
- Parental Leave: Once an employee has worked a full year (12 months) at Avana, they are eligible for four (4) months of salary top-up to $15,000, with ongoing benefits based on the terms stated above. Pension matching will not apply for the duration of the period of leave. If an employee provides resignation within 24 months of the paternal leave return date, the total amount of the salary top-up will be repaid to Avana.
- Probation Period: The probation period is 90 days from the start date.
