Job description

Responsibilities

As a Service Technician - Multifamily with Hines, you will be responsible for overseeing the technical and mechanical work of the property to meet Hines standards. Responsibilities include, but are not limited to:

  1. Complete assigned work orders generated from service requests in a timely manner.
  2. Oversee property grounds and amenities by performing general cleaning, trash disposal, pressure washing breezeways and pool areas, and painting curbs and signage as needed.
  3. Proactively diagnose issues with the property and provide solutions in accordance with Hines policies, standards, and code requirements.
  4. Identify areas for improvement and suggest ways to enhance efficiency and productivity.
  5. Prepare vacant apartment homes for leasing and move-ins via inspection, request identification, scheduling with contractors and vendors, and completing maintenance tasks.
  6. Handle all documentation and paperwork accurately without disrupting other service requests.
  7. Practice proper safety techniques with mechanical or electrical malfunctions, report injuries or safety issues promptly.
  8. Support cost-control initiatives by verifying parts meet standards for repair rather than full replacement when possible.
  9. Follow guidelines for the safe use of tools, testing equipment, and safety devices, ensuring items are returned after use.
  10. Notify supervisors of needed items and evaluate re-ordering to avoid waste.
  11. Understand and follow current emergency procedures.
  12. Adjust and operate fire alarm and life safety systems.
  13. Functional knowledge of Hines policies and standards.
  14. Operate, maintain, and repair mechanical, appliance, electrical, plumbing, and HVAC equipment.
  15. Complete required training programs within designated timeframes.
  16. Possess computer skills for work order management and building operations.
  17. Perform basic mathematical calculations.

When applicable,

  • Obtain required city and/or government licenses or permits, including the EPA CFC Universal Certification Technician.

If licenses or permits are not held upon hire, they must be obtained within six months of promotion or eligibility.

Qualifications

Minimum requirements include:

  • High school diploma or equivalent preferred.
  • Two or more years of property maintenance or related experience.
  • Knowledge of plumbing, electrical, carpentry, HVAC, and appliances.
  • EPA certifications for refrigerant recycling.
  • Valid driver’s license.
  • Excellent interpersonal and communication skills.
  • Attention to detail, organization, multitasking abilities.
  • Ability to work indoors (~80%) and outdoors (~20%).
  • Use of senses (olfactory, auditory, visual), ability to lift 25 lbs or more, climb stairs/ladders, access remote areas, and perform manual tasks.
  • Willingness to work shifts including early mornings, evenings, weekends, and holidays.
