Job description

The SVP, Construction, will oversee a portfolio of purpose-built rental residential and mixed-use projects. The SVP will report to the Executive VP, Construction and Capital Expenditures. Leading a team of construction professionals with offices located in Toronto, Vancouver, and Victoria, the SVP will have direct involvement in all stages of project delivery, from conceptualization to completion. The role includes oversight of all construction activities, including design, pre-construction, estimating, tendering, contract negotiations, planning, evaluating means and methods, financial forecasting, building and suite delivery, and project close-out.

Duties and Responsibilities

• Provide leadership to internal team members, monitoring goals and objectives while offering mentorship and training;
• Develop, implement, and monitor construction processes and controls to ensure success at all project stages, in accordance with specifications, project goals, and quality standards;
• Oversee preparation of drawings, budgets, and schedules within approved plans from pre-construction through to completion;
• Collaborate with the Finance team to oversee the monthly construction draw process, monitor draws against budgets and schedules;
• Review and report on all construction projects internally and with partners on a monthly basis;
• Oversee value engineering with design consultants, engineers, and external Construction Managers to improve efficiencies and address potential issues proactively;
• Build and maintain strategic relationships with vendors, consultants, trades, and tenants, ensuring satisfaction and addressing project or process opportunities;
• Qualify and select external construction partners;
• Work closely with Development and Investment teams, as well as Senior Leadership, to align project goals;
• Provide strategic direction on large-scale master plan communities;
• Recommend third-party project consultants, architects, and engineers for project development;
• Lead the creation and implementation of construction technology and innovation initiatives to enhance methods and productivity.

Requirements

The ideal candidate will hold a university degree in Engineering, Construction Management, Business Management, or a related field, with at least 20 years of senior leadership experience in multi-unit and high-rise residential construction. They will have completed multiple full construction cycles within urban, multi-phased, residential, and mixed-use projects. The candidate should demonstrate strong leadership, relationship-building, collaboration, and communication skills, with the ability to manage multiple priorities effectively in a fast-paced environment.
