Job description

Job Description:

ONNI Group is hiring an experienced Tax Accountant to join our Tax & Finance team, reporting to the VP of Tax. This role is responsible for corporate, partnership and trust tax compliance across ONNI’s large and diverse group of related entities spanning real estate development, property and asset management, residential sales, and construction operations. The successful candidate will own complex compliance filings from preparation through completion, serve as a key contact for the Canada Revenue Agency (CRA) and external advisors, and act as a practical tax resource for teams across the organization.

For over half a century, we’ve been building communities for people to live, work, and play — spanning real estate development and construction, commercial property ownership and management, hospitality, and a growing presence in venture capital and technology. Our expertise reaches across major North American cities including Los Angeles, Seattle, Chicago, Phoenix, Toronto, and Vancouver. To date, we’ve developed, built, and now own or manage well over 50 million square feet of residential, office, retail, and industrial space — including more than 15,000 homes and 11,200 rental apartments — with another 28 million square feet underway across our markets. Employing thousands of people across North America, Onni continues to diversify beyond our real estate roots, including through Grey Owl, our technology company delivering managed IT, AI-driven security, and smart building solutions to commercial properties across North America.

In 2009, Onni entered the hospitality space with Level Hotels & Furnished Suites, and our portfolio has since grown to various hotels in Vancouver, Chicago, and Seattle, with plans to add and grow more. We’ve also expanded into dining, with restaurant concepts including Capo & The Spritz and Solette in Vancouver and Chicago, Fora in Chicago’s Fulton Market, and Dialtone, our coffee-by-day, wine-by-night concept.

At Onni, you’ll learn from experienced professionals across every part of our business, take on real responsibility early, and have clear room to grow — whether your path is in commercial real estate, hospitality, or the technology and innovation shaping what comes next.

Perks & Benefits:

Onni operates a full-time, work-from-the-office culture — vibrant, dynamic, and fun, with an open floor plan built on our belief in the strength of in‑person interaction and collaboration. We do not offer remote or hybrid work arrangements, although employees do enjoy the added perk of up to three work‑from‑home days per month, depending on business needs. We take pride in our office culture, and our team members enjoy ONNI’s open‑floor environment, complete with a fantastic kitchen and lunch area with espresso and coffee machines and appliances, and a 24‑hour gym — just steps away from Vancouver’s vibrant Yaletown and Downtown neighbourhoods, and a short walk from the Granville and Yaletown‑Roundhouse (Canada Line) SkyTrain stations. Employees also enjoy an exciting calendar of employee events throughout the year — including quarterly team‑building events, Pemberton trips, summer boating days, sports day, an annual holiday party, watch parties for major sporting events like FIFA and the Olympics, and other seasonal celebrations throughout the year, plus early office closures before statutory holidays and weekends, along with regular office events like food trucks and local favorites, and the following perks and benefits::

  • Competitive pay and a comprehensive benefits package.
  • Benefits include company‑paid extended health care, dental care, vision care, life insurance, critical illness, and critical life insurance.
  • Annual education allowance.
  • Generous referral program.
  • Fun and collaborative company culture with lots of team‑building events.
  • Local discounts at restaurants, clothing stores, personal training, and more.
  • Free access to a fully equipped gym.
KEY RESPONSIBILITIES
  • Corporate Tax Compliance — Prepare and review T2 corporate income tax returns for ONNI Group’s diverse portfolio of entities, spanning real estate development, property and asset management, residential sales, and construction operations. Work across a large volume of related corporate entities, ensuring accurate and timely filing while identifying and resolving entity‑specific tax issues as they arise.

  • EIFEL Compliance — Track, calculate, and maintain Adjusted Taxable Income (ATI), Interest and Financing Expenses (IFE), and Interest and Financing Revenues (IFR) amounts under the Excessive Interest and Financing Expenses Limitation (EIFEL) regime. Maintain supporting schedules and continuity records across entities, monitor cumulative unused capacity and restricted interest carryforwards, and assess the impact of group ratio and excess capacity transfer elections where applicable.

  • Foreign Affiliate Reporting — Prepare T1134 Information Return Relating to Foreign Affiliates and associated supplements, ensuring complete and accurate reporting of foreign affiliate ownership, surplus, and transaction information in compliance with CRA requirements and filing deadlines.

  • Partnership Tax Compliance — Prepare T5013 partnership information returns and related slips for the numerous real estate and development partnerships and joint ventures within the ONNI structure. Ensure partner allocations, income characterization, and reporting obligations are accurately reflected for all partners.

  • Partnership Balance Tracking — Track and maintain Adjusted Cost Base (ACB), At‑Risk Amount (ARA), and Limited Partner Loss (LPL) balances for partners across ONNI’s partnership structures. Maintain supporting continuity schedules, reconcile balances against partnership activity and capital transactions, and ensure balances are accurately carried forward and available to support tax filings and partner reporting.

  • Construction Industry Reporting — Prepare the T5018 Statement of Contract Payments information summary and related slips for ONNI’s construction operations, ensuring subcontractor payment information is accurately compiled, reconciled, and reported to CRA within required timelines.

  • Trust Tax Compliance — Prepare T3 trust income tax and information returns and related slips for trusts within the ONNI structure, ensuring accurate reporting of trust income, allocations, and distributions to beneficiaries.

  • US Filing Support — Provide support for US federal and state tax filings related to ONNI’s cross‑border operations and investments, assisting external US tax advisors with information gathering, reconciliations, and documentation as required.

  • External Advisor Liaison — Act as a key point of contact for external service providers, including external tax advisors and auditors, providing supporting documentation, schedules, and information required to complete filings, audits, and advisory engagements efficiently and accurately.

  • CRA Liaison — Liaise directly with the Canada Revenue Agency on behalf of ONNI Group, responding to information requests, audit queries, and correspondence, and proactively managing communication to support timely resolution of tax matters across the organization’s entities.

  • Internal Tax Guidance and Training — Serve as a tax resource for internal departments, including finance, accounting, development, and property management teams, providing practical guidance on tax implications of transactions and business activities, and delivering training to internal stakeholders to build broader tax awareness across the organization.

QUALIFICATIONS
  • Professional accounting designation (CPA), completed or in progress, is preferred.

  • Prior experience in corporate tax compliance, ideally within a large organization with multiple related entities.

  • Experience in the real estate industry is an asset, including exposure to property development, property management, residential sales, and construction operations.

  • Strong working knowledge of Canadian corporate, partnership, and trust tax compliance, including EIFEL, foreign affiliate reporting, and construction industry information reporting.

  • Familiarity with US federal and state tax filing requirements is an asset.

  • Strong analytical and organizational skills, with the ability to manage multiple deadlines across a diverse portfolio of entities.

  • Excellent communication skills, with the ability to liaise effectively with external advisors, the CRA, and internal, non‑tax stakeholders.

  • Experience with tax preparation software is required.
