What You\'d Like You Need To Have
  • 3 years of experience in real estate development accounting, job costing, and project budgeting, forecasting and financial analysis, and be familiar with residential real estate development and construction cycles
  • 5 years of progressive accounting experience
  • Bachelors degree in Accounting, Finance or Commerce (required)
  • CPA designation (completed or near completion) is strongly preferred
  • Strong technical understanding of ASPE
  • A self-directed proactive approach with the ability to manage multiple projects and deadlines with minimal supervision
  • Strong ability to interpret financial data, assess project performance and identify risks
  • A genuine passion for the real estate development industry is required
  • Advanced Microsoft Excel skills
  • Excellent written and verbal communication skills with confidence working with cross-functional teams and external stakeholders
  • Strong problem-solving and investigative skills
  • Meticulous attention to detail

A Day in the Life

You\'ll walk into our vibrant downtown office and grab a cup of Starbucks from our kitchen. Reporting to our Controller you will play a key role in helping our team be a business partner to the organization.

You Will
  • Gain exposure to accounting and reporting functions relevant to the real estate development and construction industry
  • Manage day-to-day accounting for a portfolio of condo and / or rental projects including journal entries, bank reconciliations, acquisition / disposition entries
  • Prepare monthly and quarter-end working papers
  • Lead cash management requirements for your projects ensuring no cash shortfalls
  • Prepare construction loan and partner draw reports working directly with Quantity Surveyors, lenders and our partners
  • Prepare project cost and financial reports for internal and external stakeholders
  • Prepare a monthly debt summary schedule for our investor reporting package
  • Track project letters of credit and monitor timing of releases
  • Prepare tax filings and regulatory reports
  • Lead project proformas / budgets & reporting by liaising with department leaders; provide detailed variance analysis on major project budgets drivers
  • Provide financial insights and recommendations to senior management on project performance and risk
  • Prepare distribution and waterfall projections
  • Review legal partnership agreements, Development and Construction Management agreements to ensure projects are in compliance with ASPE
  • Implement and improve internal controls processes and reporting tools to increase efficiency and accuracy
  • Where applicable to your project portfolio prepare project year-end financial statements (including note disclosures) in accordance with ASPE and lead the annual audit
  • Actively participate in system implementations and ad hoc projects as required
  • Mentor and support other Project Accountants on the team
