Job summary

Taylor Ryan Executive Search Partners seeks a highly engaged Preconstruction Manager for a Vancouver-based developer to oversee all preconstruction activities and mentor a team of estimators.

You will drive strategic planning, cost analysis, design development and budgeting, while leading risk assessments and subcontractor management to ensure project readiness from concept through permits and bid negotiation.

Qualifications

• Bachelor's degree in Construction Management, Engineering, or related field.
• Minimum of 10 years of experience in estimating roles, preference for general contracting.
• Experience on multi-family residential and mixed-use high-rise projects.
• Ability to mentor junior estimators and lead a team.
• Strong knowledge of BC construction market, codes, and regulations.
• Proficiency in BIM/Revit and estimating software.

Responsibilities

• Strategic Planning: set the preconstruction strategy and allocate resources.
• Cost Analysis: develop detailed cost estimates for labor, materials, and overhead.
• Design Development: provide feedback on constructability and costing during design development.
• Budgeting and Cost Control: manage detailed preconstruction budgets and implement cost controls.
• Risk Assessment: identify risks and develop mitigation strategies.
• Subcontractor Management: qualify bidders, negotiate contracts, and mentor estimators.
