Job summary

lululemon is seeking a Senior Manager, North America Construction to lead a team of project managers from site selection to store opening. You will oversee New Stores, Expansions, Relocations and Renovations across North America, ensuring on-time delivery, on-budget execution and alignment with brand standards.

The role requires 8+ years in retail construction PM, 3+ years of people leadership, and a Bachelor’s degree.

Qualifications

  • 8+ years of project management experience in retail construction or related industry.
  • 3+ years of people leadership experience.
  • Bachelor's degree required.
  • Strong budgeting, value engineering, and change order management.
  • Excellent negotiation and communication skills.
  • Ability to manage multiple projects and travel up to 30%.

Responsibilities

  • Lead and develop a project management team (5+ reports) with coaching and succession planning.
  • Oversee end-to-end construction portfolio across New Stores, Expansions, Relocations, and Renovations in NA.
  • Provide strategic oversight of budgets, schedules, and financial performance.
  • Partner with directors and cross-functional stakeholders to optimize resources and processes.
  • Manage executive communications and portfolio reporting with KPIs and risk reviews.
  • Oversee vendor and consultant management, including contracts and invoices.
  • Ensure construction quality, brand standards, and regulatory compliance through site visits.
  • Travel to job sites as needed to ensure on-time openings.
  • Lead PM standards, governance, onboarding, and training programs.
  • Support strategic design/construction reviews and cross-team alignment.

About This Role

Reporting to the Director, North America Construction; the Senior Manager, North America Construction, will be responsible for the successful execution of all major investments (New Store Openings, Optimizations, Major Renovations) across North America West. This is a key leadership role that will develop and manage a team of Project Managers that oversee the total project timeline from site selection to construction project close-out. You play a crucial role in ensuring projects are delivered on time and on budget while elevating ways of working. This is a highly collaborative role that requires a team player to partner with Real Estate, Design, Operations and many other cross functional stakeholders to ensure total project success.

Core Responsibilities
  • Lead and develop a high-performing project management team (5+ direct reports), providing coaching, performance management, training, and succession planning to ensure readiness for business growth and scalability.
  • Oversee the end-to-end construction portfolio across New Stores, Expansions, Relocations, and Renovations throughout the U.S. and Canada, ensuring projects are delivered on schedule, within budget, and aligned to business objectives and key milestones.
  • Provide strategic oversight of project budgets, schedules, and financial performance, including review and approval of estimates, preliminary budget and schedule approvals, risk mitigation, value engineering, and escalation of issues impacting project outcomes.
  • Partner with the Director of Construction and cross-functional stakeholders to optimize resource allocation, drive operational excellence, and continuously improve construction and project delivery processes.
  • Manage executive communications and portfolio reporting, delivering clear project status updates, key metrics, financial reporting, and proactive identification and resolution of risks and challenges.
  • Oversee vendor and consultant management, including scope development, bidding, contract execution, purchase orders, invoicing, performance management, and ongoing relationships with architects, engineers, general contractors, and other service providers.
  • Ensure construction execution and quality standards are achieved, including site visits, stakeholder coordination, and collaboration with design and development partners to maintain compliance with brand standards, regulatory requirements, and successful store openings.
  • Travel to job sites, as necessary, to ensure projects are on time, on budget and as per design. This includes meetings with City inspectors, landlord management, internal teams and outside vendors to ensure a successful store opening
  • Lead project management standards, governance, and documentation, including process development, onboarding materials, training programs, record management, and reporting tools that support consistency and operational efficiency.
  • Participate in strategic design and construction reviews, partnering with internal and external teams to ensure drawings, specifications, and building requirements remain aligned with evolving brand and operational standards.
  • Support additional strategic initiatives and special projects as assigned by the Director of Construction.
Qualifications
  • 8+ years of project management experience in retail construction or related industry with direct involvement in store development, vendor management, and stakeholder engagement.
  • 3+ years of people leadership experience with proven ability to lead, develop, and motivate teams.
  • Strong expertise in construction budgeting, value engineering, and change order management.
  • Strong negotiation, communication, and relationship-building skills.
  • Ability to manage multiple projects across different stages simultaneously.
  • Highly organized, detail-oriented, and able to prioritize in a fast-paced environment.
  • Proactive, solution-oriented, and adaptable to changing priorities.
  • Effective collaborator with the ability to work independently.
  • Superb communication skills – verbal and written
  • Willingness to travel up to 30%.
  • Proficiency in Microsoft Office, Excel, Project, and SharePoint.
  • Bachelor's degree required.

Compensation And Benefits Package

lululemon’s compensation offerings are grounded in a pay-for-performance philosophy that recognizes exceptional individual and teamperformance. Thetypical hiring range for this position is from $ 145,000 - $190,300 annually; the base pay offered is based on market location and may vary depending on job-related knowledge, skills, experience, and internal equity. As part of our total rewards offering, permanent employees in this position may be eligible for our competitive annual bonus program and, subject to program eligibility requirements.
