Job summary

Campus Living Centres is seeking a Senior Maintenance Technician to oversee building maintenance across our Southwestern Ontario portfolio. You will lead on-site maintenance operations, troubleshoot complex issues, and coordinate with external trades to ensure reliable, safe building performance.

The role requires knowledge of electrical, plumbing and HVAC systems, a high school diploma (college diploma preferred), and the ability to manage multiple projects with strong safety awareness.

Responsibilities

  • Serve as the first escalation level for Standard and Junior Maintenance Technicians and assist with repairs or troubleshooting.
  • Manage escalated maintenance issues requiring advanced technical expertise and coordinate with external trades when needed.
  • Support and coordinate with first responders in emergencies, including resetting fire panels and shutting down risers.
  • Communicate building conditions, risks and needs to management with strong portfolio knowledge.
  • Provide on-site leadership; direct Technicians and Labourers in the absence of management.
  • Determine when to engage external trades for complex issues and coordinate support.
  • Specify parts, tools, and materials needed to complete repairs safely and efficiently.
  • Manage on-call responsibilities and respond to after-hours emergencies independently.
  • Support training and development of maintenance staff for team growth.
  • Ensure adherence to health and safety standards and internal/external protocols.
  • Prioritize and manage work orders across the portfolio while maintaining service standards.
  • Assist with PM inspections and documentation of logs and reports to management.

The Senior Maintenance Technician must ensure that the entire building is in good working order at all times. This includes a combination of preventative maintenance tasks, daily repair requisitions, and supporting outside contractors when on site.

2. Essential Functions and Basic Duties
  • Serve as the first level of escalation for Standard and Junior Maintenance Technicians by assisting with repairs or troubleshooting issues that exceed their skill level.
  • Manage escalated and priority maintenance issues requiring advanced technical expertise, including but not limited to stack repairs, supply line repairs, overseeing building shutdowns, isolating risers, and troubleshooting cross-connections within residential suites.
  • Confidently support and coordinate with first responders during emergency situations, including resetting fire panels, bypassing systems as required, and safely shutting down emergency risers.
  • Maintain strong working knowledge of the properties within the assigned portfolio and clearly communicate building conditions, risks, and operational needs to management.
  • Provide on-site leadership by overseeing maintenance operations and delivering direction to Maintenance Technicians, Junior Technicians, and Maintenance Labourers in the absence of management or senior leadership.
  • Assess complex maintenance issues and determine when to engage external trades; initiate and coordinate additional trade support as required based on informed diagnosis.
  • Identify, specify, and communicate requirements for parts, tools, equipment, and building materials necessary to complete repairs efficiently and safely.
  • Manage on-call responsibilities independently, responding effectively to after-hours emergencies with minimal need for management intervention.
  • Support training, coaching, and skill development of Junior and Standard Maintenance Technicians to promote team growth and operational consistency.
  • Oversee and enforce adherence to health and safety standards, ensuring compliance with established protocols for internal staff and external trades.
  • Prioritize and manage work orders across the property portfolio, addressing high-priority and triage-level issues first while maintaining service standards for routine requests.
  • Assist with preventative maintenance (PM) inspections and equipment checks, ensuring accurate documentation and timely submission of logs and reports to management.
Health & Safety
  • Require employees work in the manner and with the protective devices, measures and procedures required by the OHSA, regulations, and Campus Living Centres (e.g. wearing safety shoes, confining hair, jewelry or loose clothing around moving parts, etc.)
  • Ensure the Personal Protective Equipment required for all subordinates’ job is readily available, in good working condition and ensure usage is recorded
  • Ensure all trainings required for each task are identified, documented, and readily available
  • Ensure all WHMIS 2015 regulated supplies and SDS sheets are readily available
  • Ensure hazard identification, labelling, and any additional chemical safety resources and documents are up-to-date and available for all workers

4. Qualifications

Education: High School Diploma, Recognized College Diploma preferred

Skills/Abilities:

Knowledge of commercial electrical, plumbing and HVAC systems

Must be competent with general physical plant repairs

Must possess positive attitude towards work and learning

Must be able to handle multiple projects at once

Experience Required: Minimum of 2 years industry experience or equivalent

Hours per Week: Scheduled 44 hours per week (may need to work more as required)

Level of Interruption: High level of interruption

Stress Level: Moderate overall stress level (Peak stress levels in May and September)
