Cameron Corporation is seeking a Senior Development Manager to lead land development projects from acquisition to construction in the Edmonton area. You will coordinate with consultants, municipalities, and internal teams to ensure timely, compliant delivery while aligning with long‑term company vision.

Responsibilities include due diligence, approvals, budgeting, and stakeholder engagement, with a focus on safety, quality, and financial performance.

Formación

  • Degree or diploma in Urban Planning, Civil Engineering, Project Management, Construction Management, Real Estate Development, Business, or related field.
  • Minimum 10 years of progressive experience in land development, project management, planning, engineering, or related disciplines.
  • Demonstrated experience managing land development projects through planning, approvals, servicing, and construction.
  • Strong understanding of municipal approval processes, development agreements, servicing requirements, and regulatory frameworks.
  • Experience managing project budgets, schedules, cash flows, consultants, and contractors.

Senior Development Manager
The Opportunity

As Senior Development Manager, you will play a leadership role in the planning, execution, and successful delivery of Cameron Corporation' land development projects.

Working closely with consultants, contractors, municipalities, utility providers, investors, and internal teams, you'll oversee projects from acquisition and planning through construction and final acceptance. This role combines strategic thinking, technical expertise, financial oversight, and stakeholder management to ensure projects are delivered safely, efficiently, and aligned with our long-term vision.

Your Impact
Development Planning & Approvals
  • Lead land development projects from acquisition and planning through approvals and construction.
  • Manage due diligence, zoning amendments, subdivision applications, and regulatory approvals.
  • Coordinate consultants, legal advisors, and municipal stakeholders to advance projects efficiently.
  • Ensure projects align with market opportunities, municipal requirements, and business objectives.
  • Oversee engineering consultants and design teams throughout the development lifecycle.
  • Review development designs and technical drawings to ensure quality, compliance, and constructability.
  • Coordinate municipal submissions, servicing agreements, permits, and approvals.
  • Resolve technical challenges and support achievement of project milestones.
Construction & Contract Management
  • Manage procurement, tendering, contract administration, and contractor performance.
  • Oversee construction activities, schedules, budgets, and project execution from pre-construction through final acceptance.
  • Review payment certificates, change orders, and project claims.
  • Conduct site visits and ensure projects meet safety, quality, and municipal requirements.
  • Develop and manage project budgets, forecasts, cash flows, and proformas.
  • Monitor project costs, commitments, recoveries, and financial performance.
  • Support financing initiatives, lender reporting, and project funding requirements.
  • Provide financial analysis and recommendations to support project and business objectives.
Stakeholder & Community Engagement
  • Build strong relationships with municipalities, consultants, contractors, builders, investors, and community stakeholders.
  • Prepare project updates, financial summaries, and presentations for internal and external audiences.
  • Support joint venture reporting and investor communications.
  • Represent Cameron Developments at industry, municipal, and community events.
  • Drive improvements in project delivery, reporting, forecasting, and operational processes.
  • Support the implementation of best practices, systems enhancements, and reporting tools.
  • Foster collaboration, innovation, and a culture of continuous improvement.
What You Bring
Required Qualifications
  • Degree or diploma in Urban Planning, Civil Engineering, Project Management, Construction Management, Real Estate Development, Business, or a related field.
  • Minimum 10 years of progressive experience in land development, project management, planning, engineering, or related disciplines.
  • Demonstrated experience managing land development projects through planning, approvals, servicing, and construction.
  • Strong understanding of municipal approval processes, development agreements, servicing requirements, and regulatory frameworks.
  • Experience managing project budgets, schedules, cash flows, consultants, and contractors.
  • Strong contract administration, procurement, and negotiation skills.
  • Exceptional communication, stakeholder management, and relationship-building abilities.
  • Advanced proficiency with Microsoft Office applications, including Excel, Word, PowerPoint, Outlook, Teams, and SharePoint.
  • Valid driver's license and access to a reliable vehicle.
Preferred Qualifications
  • Professional designation such as P.Eng., RPP, PMP, CET, or equivalent.
  • Experience with large-scale master-planned communities or multi-phase land development projects.
  • Direct experience working with the City of Edmonton and surrounding municipalities.
  • Familiarity with development financing, cost-sharing agreements, municipal assessments, and development recoveries.
  • Experience preparing development proformas, project financial forecasts, and investor reporting.
  • Working knowledge of AutoCAD, GIS, Bluebeam, Adobe Creative Suite, or similar software.
  • Experience managing joint ventures, partnerships, or investor relationships.
