We are seeking a highly experienced and dedicated Senior Project Manager to join our team in London, Ontario. The ideal candidate will have a proven track record of successfully managing large-scale residential high-rise projects from preconstruction through to final occupancy. About the Role :

As a Senior Project Manager, you will be responsible for the full lifecycle of our high-rise residential projects, ensuring they are delivered on time, within budget, and to the highest standards of quality. Your expertise in preconstruction , tendering , and hands-on project execution will be essential. You must have impeccable communication skills , both verbal and written, to effectively coordinate with all stakeholders and drive project success. We require a candidate with the foresight to anticipate issues , the ingenuity to improvise when necessary, and the leadership to ensure our projects remain resilient against unforeseen or hidden circumstances.

Responsibilities :

  • Preconstruction & Tendering : In collaboration with the Construction Manager and developer, lead the preconstruction process. This includes identifying, tendering, evaluating, and negotiating all subcontracts to ensure they are fully scoped out, minimizing gaps, and providing maximum value to the project. A key part of this will be the review of project drawings and specifications to ensure that lessons learned from previous projects are incorporated into the design.
  • Project Management & Execution : Lead and manage all aspects of residential high-rise construction projects. Develop, maintain, and manage detailed project schedules using MS Project , ensuring all milestones are met. Oversee project budgets, resources, and timelines.
  • Financial Oversight : Manage the project's financial performance, including tracking costs, administering progress payment approvals, and meticulously managing all change orders.
  • On-Site Coordination : Maintain a strong, proactive presence on the job site, collaborating closely with site superintendents and subcontractors to ensure smooth daily operations and adherence to project plans.
  • Quality & Safety : Ensure all project activities adhere to our quality assurance program and our established safety standards.
  • Technical Administration : Administer the submittal, RFI and review process, ensuring all documentation is accurate, coordinated across trades and approved in a timely manner. Ensure all construction activities are in compliance with the Ontario Building Code (OBC) .
  • Software & Reporting : Utilize Procore software for effective project management, including RFI, submittal, inspection, and document control processes. Proactively identify and mitigate project risks, issues, and changes, and provide regular, comprehensive reports to management and stakeholders.
  • Qualifications :

  • A minimum of 10 years of progressive experience in project management within the construction industry.
  • At least 5 years of direct experience managing high-rise or developer-driven projects specifically in Ontario .
  • Demonstrated experience administering multiple projects with a value of $50M or greater.
  • Extensive experience in managing a project from the design phase all the way through to building occupancy.
  • Education :

  • A bachelor's degree or diploma in Construction Management, Engineering, or a related field is preferred.
  • A Project Management Professional (PMP) certification or similar designation is considered a strong asset.
  • Strong working knowledge of the Ontario Building Code (OBC) .
  • High proficiency in MS Project for creating and managing detailed construction schedules.
  • Proven experience and a keen knowledge of the Procore project management software platform.
  • A self-starter with impeccable written and verbal communication skills, excellent organizational, and leadership abilities.
  • Must be comfortable working on-site for a significant portion of the work week.
