Position Summary and Objectives
The Senior Building Operator reports to the Operations Manager and will be involved in the day-to-day operations of the building, including general maintenance and maintaining mechanical systems. The role also involves fostering positive relationships with tenants, contractors, and sub-contractors.
Responsibilities
- Deliver Excellent Service to Tenants
- Provide excellent tenant services, emphasizing a cooperative, helpful, and non-disruptive approach in all interactions.
- Respond to tenant work orders and inquiries promptly; resolve issues and complaints.
- Assist with tenant move-ins and move-outs.
- Manage emergencies within the property, directing tenants, contractors, and the public as needed.
Maintain Quality Building Premises
- Ensure building safety and compliance with occupational health and safety standards, including hazardous materials handling laws.
- Perform water treatment and critical system testing, including generators, elevators, and fire systems; maintain logs.
- Respond to emergency situations and coordinate repairs.
Ensure Efficient Building Operations
- Supervise scheduled maintenance and related services, including HVAC, life safety systems, and cleaning services.
- Perform daily inspections and document findings.
- Maintain inventories and request supplies.
- Attend to overtime and emergency calls as required.
Support Team Members
- Participate in on-call duties and support maintenance staff during emergencies.
- Assist other property management staff as needed.
Coordinate External Contractors
- Obtain estimates, maintain purchase orders, and coordinate contractor activities.
- Ensure adherence to standards during construction projects and maintain documentation.
Promote Environmental Sustainability
- Identify opportunities to reduce energy consumption.
- Work with waste contractors to maximize diversion from landfills.
- Assist with environmental assessments, reporting, and green initiatives like BOMA BESt and LEED.

Qualifications
Education
- High School diploma required; post-secondary education is an asset.
- BES I/II or equivalent technical designation preferred.
Professional Experience
- Minimum 7 years in property management or related field.
- Knowledge of building automation, preventative maintenance, HVAC, safety, and hazardous materials handling.
- Strong mechanical aptitude.
- Excellent customer service skills.
- Basic First Aid, CPR, and AED certification preferred.
