Senior Building Operations Manager

Job summary

Armco in Calgary seeks an experienced Operations Manager to lead building operations at Bow Valley Square. You will supervise the operations team, manage budgets, and ensure facilities meet safety, efficiency, and sustainability goals.

You will oversee capital projects, coordinate tenant-improvement work, and optimize energy use across a premier office complex, while maintaining compliance with OH&S standards.

Qualifications

• Post-secondary education in building technology, engineering, facilities management, or related field.
• Minimum of 10 years operational experience in a high-rise, commercial, or mixed-use property.
• Minimum of 5 years of capital planning and project-management experience.
• Minimum of 5 years supervisory or management experience.
• RPA, SMA, or FMA designation is asset.
• Strong knowledge of HVAC, electrical, water-treatment, life-safety, metering, and building automation.
• Comprehensive OH&S and regulatory knowledge; risk handling.
• Experience with operating budgets, forecasting, cost control, and financial reporting.
• Proficiency with Outlook, Excel, and Word.
• Strong leadership, communication, analytical, and time-management skills.
• Ability to build relationships with tenants, employees, contractors, consultants, and stakeholders.
• Fluency in English; travel not required.

Responsibilities

• Oversee daily operation, maintenance, and performance of building systems.
• Coordinate repairs, preventive maintenance, inspections, and programs.
• Plan and manage capital projects from costing to completion.
• Review construction drawings for base-building and tenant-improvement projects.
• Monitor tenant construction and prepare vacant spaces.
• Provide operating-budget variance analysis and support financial reporting.
• Negotiate and oversee service contracts and vendor performance.
• Ensure compliance with health, safety, environmental, and regulatory requirements.
