Summary

The Sales & Marketing Director (Pre-Construction) will lead the planning, strategy, and execution of all sales and marketing initiatives for AvranceCorp Developments\' pre-construction projects. This role is central to driving pre-construction sales absorption, positioning projects competitively, building brand awareness, and ensuring alignment between development goals and investor expectations. The successful candidate will bring leadership, creativity, and executional rigor to build high-performing sales campaigns in collaboration with internal teams and external brokerage partners.

Responsibilities

Sales Leadership
  • Develop and oversee comprehensive pre-construction sales strategies across all residential projects.
  • Establish pricing, release strategies, and incentive structures in collaboration with executive leadership.
  • Build and maintain strong relationships with external brokerages, sales agents, and channel partners to drive pre-sales absorption.
  • Monitor sales performance against targets and implement corrective strategies as needed.
Marketing Strategy
  • Lead the development of project branding, marketing campaigns, and go-to-market strategies.
  • Oversee the creation of marketing collateral, digital assets, and model suite experiences.
  • Manage advertising budgets and media placement across digital, print, and experiential platforms.
  • Ensure cohesive messaging across all channels and alignment with AvranceCorp\'s brand identity.
Market Intelligence
  • Conduct competitive market analysis to identify buyer trends, pricing benchmarks, and product differentiation opportunities.
  • Provide regular reporting to senior leadership on market positioning and sales forecasts.
  • Collaborate with development teams to provide market-driven feedback on product design, unit mix, and amenities.
Team Management
  • Recruit, train, and lead an internal sales and marketing team to execute campaigns effectively.
  • Manage third-party consultants, advertising agencies, and sales brokerages.
  • Foster a collaborative, performance-driven culture aligned with AvranceCorp\'s entrepreneurial spirit.
Client Relations & Investor Support
  • Ensure a superior client journey from registration to closing, with a focus on trust and transparency.
  • Collaborate with Avrance Capital Management to align sales results with investor communications and fundraising initiatives.
  • Represent the company at industry events, trade shows, and community engagements to enhance brand presence.

Qualifications & Skills

  • Bachelor\'s degree in Business, Marketing, Real Estate, or related field (MBA an asset).
  • Minimum 8–10 years of progressive experience in pre-construction real estate sales and marketing, with at least 5 years in a leadership role.
  • Proven track record of achieving pre-sales absorption targets on mid- and high-rise condominium projects.
  • Strong understanding of Ontario\'s real estate market, Tarion / HCRA regulations, and pre-construction sales compliance.
  • Exceptional leadership, negotiation, and stakeholder management skills.
  • Strong analytical skills with the ability to interpret market data into actionable strategies.
  • Excellent communication and presentation skills.
  • Proficiency with CRM systems, real estate marketing platforms, and digital sales tools.
