Title: Sales and Leasing Associate (*6-month contract*)

Reports To: Sales and Leasing Strategist

Position Summary: CAPREIT is seeking a performance-driven Sales and Leasing Associate to support leasing activity across targeted residential properties in the Greater Toronto Area. This role is designed for a results-oriented professional with a strong background in sales and customer engagement, focused on converting leads into signed leases and improving occupancy across the portfolio.

The Associate is deployed to high-priority sites to identify leasing challenges, implement tailored strategies, and close leases efficiently. This is a field-based role with a clear mandate: drive leasing velocity, reduce vacancy, and contribute directly to revenue growth.

Key Responsibilities:

  • Collaborate with site teams to stabilize vacancy and improve conversion rates by executing high-impact leasing strategies focused on closing qualified leads.
  • Analyze property-specific barriers to leasing success and implement tailored solutions to accelerate occupancy and revenue growth.
  • Conduct property visits to observe leasing activity, reinforce training, and ensure consistent application of best-in-class sales practices.
  • Partner with site teams to conduct tours. Manage follow-ups with prospects, proactively address objections, and apply closing strategies to secure signed leases.
  • Identify and escalate operational challenges or conversion barriers.
  • Perform audits of property conditions, including vacant units, common areas, and curb appeal, to ensure optimal presentation for leasing success.
  • Conduct Mystery Shops and market surveys to benchmark competitor offerings and identify opportunities to sharpen CAPREIT’s leasing advantage.
  • Share insights from market research and property audits with Pricing, Sales and Marketing teams to inform incentive structures & pricing decisions. Contribute actionable data and leasing insights.
  • Travel as needed to support leasing efforts across the Greater Toronto Area, providing short and long-term assistance to priority sites.
  • Take on additional responsibilities as required to meet changing organizational priorities and leasing demands.

Qualifications:

  • Bachelor’s degree in business or related fields or equivalent professional experience
  • Minimum 5 years of experience in residential leasing, real estate sales, or property management
  • Experience with lease-ups is an asset
  • Experience with converting leads to signed leases in competitive markets
  • Proficient in MS Office; familiarity with SAP and Yardi is considered an asset
  • Strong communicator with refined interpersonal, verbal, and written skills
  • Experience with analytics to inform tactical decisions and optimize conversion strategies
  • Detail-oriented and organized, with the ability to manage multiple priorities in a fast-paced, performance-driven environment
  • Demonstrated history of sales and negotiation success.
  • Formal training and/or certification in negotiation is considered an asset
  • Flexibility to work evenings and weekends as required
  • Access to a reliable vehicle and valid G driver’s license is required.
