Job Description
The Revenue Manager (Canada Multi Family) is part of the Asset Management team and focuses on a scaling portfolio of Class A multi-family properties in Toronto, Ontario. This role is responsible for optimizing revenue performance across the portfolio by analyzing market trends, pricing and leasing strategies, and occupancy metrics. The Revenue Manager collaborates cross-functionally with the Operations, Marketing, and Asset Management teams to drive overall revenue performance, improve asset value, and support long-term investment objectives. This position plays a key role in maximizing NOI and delivering best-in-class performance across Tricon’s market-leading multi-family assets.Essential Duties and Responsibilities:
Responsible for developing and executing pricing strategies, lease expiration management, and concessions to maximize revenue for a growing portfolio of institutional quality multi-family properties in Toronto, Ontario.
Oversee daily pricing recommendations, weekly revenue management calls, and renewal offer strategy, within the companies pricing and revenue platform.
Evaluates property performance versus market and submarket competitive set and suggests proactive strategies and specific action items to maximize revenue at all sites.
Develop analyses related to demand forecasting, demand management and pricing activities (e.g. amenities, market segmentation, customer price sensitivities, pricing strategies and tactics, bundling or unbundling of products and services, etc.).
Assist with enhancement and management of the revenue and inventory management program.
Compiles market analysis information and trends to make informed recommendations to management.
Analyze, manage and drive KPIs around revenue growth optimization.
Supports development and/or modification of training materials for leasing and property management team.
Develop and present recommendations to management or other internal teams.
Work closely with the asset management and leasing leads on pricing, renewals, and other revenue initiatives analyses or projects
May require periodic travel.
Qualifications:
Comfortable creating financial analyses and PowerPoint presentations to support findings and recommendations effectively with all levels, including Senior Management.
Tolerance for ambiguity of early change management situations.
Demonstrate and support the organization's ethics and values and foster teamwork.
Ability to work well with others in a fast paced, dynamic environment, and flexibility to adapt to changing priorities.
Strong analytical background and ability to learn new systems quickly.
Excellent communication skills both written and verbal.
Minimum Requirements:
Undergraduate degree in finance, real estate, or related field with strong record of academic achievement.
Five to eight years of Revenue Management or pricing experience. Relevant experience may include residential real estate, multi-family and/or hospitality operations, economics and other applications of revenue/yield management principles from other industries.
Proficiency with data and analytical presentation tools such as Excel, pivot tables, databases.
Preferred Attributes:
Experience with revenue management software.
Knowledge of Business Intelligence solutions such as Microsoft Power BI or Tableau.
Queries, graphing, PowerPoint, etc.
Knowledge of Yardi accounting and property management platform.
