Job description

Ottawa Property Managers is an always growing full service residential property management company. We help new and experienced landlords find tenants, manage the day-to-day, and help with maintaining their investment properties. Our focus is on offering the best customer service, and we achieve this by building and maintaining great relationships with our clients, tenants, contractors and everyone who is part of the OPM Team.

OPM is currently looking to add another Property Manager to the team. The Property Manager is responsible for the management of the residential portfolio in accordance with the Management Agreement and the Ontario Residential Tenancy Act. They are also involved in all aspects of day-to-day operations of the properties. The Property Manager, working in partnership with the team leader, handles showing properties to prospective tenants, answering interested parties’ questions, reviewing applications, completing documents, conducting move-in and out inspections, answering tenant complaints as well as a multitude of other things such as:

  • Reply to, schedule, and show vacant properties to prospective tenants
  • Review rental applications and completes necessary rental documents
  • Prepare lease documents for parties to review
  • Organize documents for signatures
  • Send out reminders and checklists to move-ins and move-outs
  • Conduct move-in and move-out inspections
  • Prepare written recommendations for physical repairs and/or replacements as required, and forward to the Maintenance personnel
  • Respond to resident requests/complaints in a courteous, friendly, prompt, and professional manner
  • Forward maintenance requests to the Maintenance personnel
  • Collects delinquent payments and returned cheques, reviews all delinquent accounts for handling and/or direction
  • Proposes and administers any Landlord and Tenant board issues including issuing notices and attending hearings
  • Handling of emergency situations in conjunction with the Maintenance personnel
  • Liaison between Tenant and Owners

Qualifications:

  • Community college diploma or equivalent training (e.g. CPM, RPA, FMA)
  • 3+ years of directly relevant Real Estate Property Management experience
  • Must know and understand the terms and conditions of residential leases as well as have working knowledge of the Ontario Residential Tenancies Act
  • Customer focused personality
  • Excellent interpersonal and communication skills. The ability to actively listen and resolve conflict and foster understanding is essential in this role.
  • Able to multi-task, work under pressure and work well with others
  • Excellent organizational and time management skills
  • Strong work ethic and positive attitude
  • A valid drivers license and a vehicle in good working order
  • A smart phone and home internet
  • Knowledge of MS Office, Google products, Dropbox and other computer related skills
  • Knowledge of basic HVAC, electrical, carpentry, plumbing an asset.
  • Fluency in French and English would be considered an asset.

Work Environment:

You will work from home, and in an office

This role may require overtime, weekends, and hours of work can fluctuate but is usually a Monday to Friday work week.

Schedule changes and open availability are required to suit the needs of the tenants and the property.

Willingness to be mobile as the role requires work from the office and in your home office.

This is a Full-time position

Pay: $55,000.00-$65,000.00 per year
