Job details
  • Responsibilities: Communicate regularly with the owner and the tenants on issues affecting the property
  • Show properties to prospective tenants
  • Negotiate, prepare and administer leases and other legal agreements
  • Coordinate with tenant and owner concerns such as parking, heating, maintenance, security, insurance, rent payments and the enforcement of rules, regulations and by-laws
  • Regularly inspect each property and ensure that properties are properly maintained and comply with codes and municipal bylaws
  • Propose and discuss possible preventative maintenance or improvements with property owners and in some cases tenants
  • Obtain multiple quotes or bids from various contractors for repairs, renovations or maintenance
  • Ensure that work has been satisfactorily completed and approve invoices
  • Review rents to ensure they are kept at market value and make appropriate recommendations to the owner
  • Sign up new clients
  • Take turns on emergency phone rotation
  • Work in office 8-5 Monday - Friday
  • May need to work weekends over month end and begin month depending on how the dates fall
  • Qualifications
  • Must have own vehicle and valid drivers license
  • Must have Property Management Licensing in Alberta - RECA
